19. This approval does not guarantee the availability of <br /> sufficient water to serve the project. The City shall <br /> withhold building permits for the project if at the time <br /> building permits are applied for, mandatory water rationing <br /> is in effect, unless the City has adopted a water offset <br /> program and unless the developer is participating in the <br /> program. Notwithstanding the developer's participation in <br /> such a program, the City may withhold building permits if <br /> the City determines that sufficient water is not available <br /> at the time of application of building permits. <br /> <br />20. The development shall meet all requirements of the <br /> Pleasanton Fire Code (Chapter 20.24 of the Pleasanton <br /> Municipal Code). <br /> <br />21. The applicant shall dedicate to the City sufficient right- <br /> of-way along Dublin Canyon Road to extend the existing west <br /> bound curb lane beyond the development driveway and <br /> transition back into the existing roadway at the Caltrans <br /> right-of-way. The developer shall install street frontage <br /> improvements per Chapter 19.40.010 of the Pleasanton <br /> Municipal Code and to the satisfaction of the City Engineer. <br /> These improvements may include, but are not necessarily <br /> limited to, grading, curb and gutter, paving, street <br /> lighting, underground utilities, and traffic control <br /> devices. The applicant shall also dedicate a new 8' wide <br /> Public Service Easement behind the new curb. The applicant <br /> shall extend a 6' wide sidewalk within the existing Public <br /> Service Easement (PSE) from its present terminus in front of <br /> the Holiday Inn site to the southerly side of the main <br /> driveway of this development unless otherwise approved by <br /> the City Engineer. <br /> <br /> 22. The developer shall grant an easement to the City over those <br /> parcels needed for public service easements (P.S.E.) and <br /> which are approved by the City Engineer or other easements <br /> which may be designated by the City Engineer. <br /> <br /> 23. The proposed 30" storm drain line shall be relocated to the <br /> satisfaction of the City Engineer. This storm drain line <br /> shall be publicly maintained. The applicant shall grant a <br /> 10' wide Public Service Easement over said line. <br /> <br /> 24. The proposed water main loop within the development shall be <br /> publicly maintained. The applicant shall grant a 10' wide <br /> Public Service Easement over said line. This line shall be <br /> connected at southeast corner of the site with the existing <br /> public water main on the Holiday Inn site. The applicant <br /> shall acquire an easement from Holiday Inn for this <br /> extension. <br /> <br /> 25. The applicant shall obtain the necessary permits from <br /> Caltrans for all necessary utility tie-ins. <br /> <br /> <br />
