i. Trees of a durable species shall be interplanted with the <br /> Monterey pines located along the project property line <br /> adjacent to the Holiday Inn. Maintenance of the Monterey <br /> pines shall be the responsibility of this property owner <br /> and its successors. Removal of a Monterey pine shall be <br /> reviewed by the Planning Director and shall be approved <br /> only after (a) demonstration by a licensed tree arborist <br /> that no remedial action is available to save the tree, <br /> and (b) demonstration that existing landscaping will not <br /> be damaged by the tree's removal, or that said <br /> landscaping will be replaced in kind with no reduction in <br /> visual quality. <br /> A final landscape plan and irrigation plan shall be submitted <br /> to and approved by Planning Director as part of the building <br /> permit plan set prior to issuance of an on-site permit. Said <br /> landscape plan shall be consistent with the approved landscape <br /> plan plus the above-mentioned conditions of approval. <br /> <br />13. Special accent paving, e.g, brick, patterned concrete, etc., <br /> as shown on the site plan shall be reviewed and approved by <br /> the Planning Director prior to issuance of a building permit. <br /> <br />14. Interlocking pavers laid on a sand base shall be used for the <br /> pathways and driveways under the drip lines of the oak trees <br /> to be preserved. This change shall be shown on the site plan, <br /> grading plan, and landscape plan for review and approval by <br /> the Planning Director prior to issuance of a building permit. <br /> <br />15. Heavy drapes shall be installed in all first floor units next <br /> to parking spaces in order to protect these units from car <br /> headlights. Drapes shall be specified on the building permit <br /> plan set for review and approval by the Planning Director <br /> prior to issuance of building permits. <br /> <br /> 16. Windows on first floor units next to parking shall be set at <br /> a 3'-4' elevation above grade. This detail shall be shown on <br /> the building permit plan set for review and approval by the <br /> Planning Director prior to issuance of building permits. <br /> <br /> 17. The applicant shall conform to the noise mitigation <br /> requirements listed in the ,,Environmental Noise Impact Study <br /> for Homewood Suites, Pleasanton, California, dated February <br /> 10, 1992, prepared by Peter Klaveness & Associates. These <br /> measures shall be shown on the building permit plan set to the <br /> satisfaction of the Building Official and Planning Director. <br /> <br /> 18. The developer acknowledges that the City of pleasanton does <br /> not guarantee the availability of sufficient sewer capacity <br /> to serve this development by the approval of this case, and <br /> that the developer agrees and acknowledges that building <br /> permit approval may be withheld if sewer capacity is found <br /> by the City not to be available. <br /> <br /> <br />
