8. Signage is limited to the identification sign to be attached to the low wall on the right side of the project entrance, and to the building signs to be attached to the north side of Building One facing the freeway, and the east side of Building Two facing the freeway off-ramp, and address numerals on the building so as to be plainly visible from all adjoining streets during night time hours. Final sign design details shall be submitted with the building permit for review bythe Planning Director. Additional signage, such as direction and address signs, may be permitted subject to the review and approval of the Planning Director. 9. The project shall be served by cable television. 10. The applicant shall enter into an agreement with the City, approved by the City Attorney, which guarantees that all landscaping and open space areas included in this project will be maintained at all times in a manner consistent with the approved landscape plan for this development. Said agreement shall run with the land for the duration of the existence of the structures located on the subject property. 11. The location of any pad mounted transformers shall be subject to approval by the Planning Director prior to issuance of permits by the Building Department. Such transformers shall be screened by landscaping or contained within an enclosure matching the building and with corrugated metal gates. All transformers shall be shown on the plans submitted for issuance of buildingp~rmits. The applicant shall attempt to locate transformers at the rear of the site. 12. Landscape and Irrigation: a. The applicant shall install trees, shrubs, and groundcover in the 1-580/Foothill Road off-ramp right-of- way. Trees and shrubs shall be located no closer than 30' to the travel lane and shall maintain the sight-line on the off-ramp. Planting shall be maintained for 1 year and shall be irrigated for 3 years by the applicant after installation. Installation shall be with an encroachment permit issued by the California State Department of Transportation. Landscape planting shall be shown on the final landscape plan set. b. The applicant shall transplant the 2 existing olive trees. The location for the olive trees and the 2 oak tress to be transplanted shall be shown on the final landscape plan set. All transplanting work shall be supervised by the consulting arborist.
