8. Signage is limited to the identification sign to be attached <br /> to the low wall on the right side of the project entrance, and <br /> to the building signs to be attached to the north side of <br /> Building One facing the freeway, and the east side of Building <br /> Two facing the freeway off-ramp, and address numerals on the <br /> building so as to be plainly visible from all adjoining <br /> streets during night time hours. Final sign design details <br /> shall be submitted with the building permit for review bythe <br /> Planning Director. Additional signage, such as direction and <br /> address signs, may be permitted subject to the review and <br /> approval of the Planning Director. <br /> <br />9. The project shall be served by cable television. <br /> <br />10. The applicant shall enter into an agreement with the City, <br /> approved by the City Attorney, which guarantees that all <br /> landscaping and open space areas included in this project will <br /> be maintained at all times in a manner consistent with the <br /> approved landscape plan for this development. Said agreement <br /> shall run with the land for the duration of the existence of <br /> the structures located on the subject property. <br /> <br />11. The location of any pad mounted transformers shall be subject <br /> to approval by the Planning Director prior to issuance of <br /> permits by the Building Department. Such transformers shall <br /> be screened by landscaping or contained within an enclosure <br /> matching the building and with corrugated metal gates. All <br /> transformers shall be shown on the plans submitted for <br /> issuance of buildingp~rmits. The applicant shall attempt to <br /> locate transformers at the rear of the site. <br /> <br />12. Landscape and Irrigation: <br /> <br /> a. The applicant shall install trees, shrubs, and <br /> groundcover in the 1-580/Foothill Road off-ramp right-of- <br /> way. Trees and shrubs shall be located no closer than <br /> 30' to the travel lane and shall maintain the sight-line <br /> on the off-ramp. Planting shall be maintained for 1 year <br /> and shall be irrigated for 3 years by the applicant after <br /> installation. Installation shall be with an encroachment <br /> permit issued by the California State Department of <br /> Transportation. Landscape planting shall be shown on the <br /> final landscape plan set. <br /> <br /> b. The applicant shall transplant the 2 existing olive <br /> trees. The location for the olive trees and the 2 oak <br /> tress to be transplanted shall be shown on the final <br /> landscape plan set. All transplanting work shall be <br /> supervised by the consulting arborist. <br /> <br /> <br />
