c. A slope stability analysis for critical cut and fill
slopes and natural slopes with landslide potential,
categorized as to potential impacts on the proposed
development area, and including recommendations for
stabilization;

d. A subsurLace drainage plan;

e. A slope creep analysis;

f. Recommended setback requirements from cut and fill
slopes ~or structures and other improvements;

g. A fill settlement analysis and monitoring program to
minimize the impacts of differential settlement; and

h. A seismic hazards analysis.

The applicant shall adhere to the recommendations of this
additional information as approved by the City Engineer.

33. The developer shall submit an erosion control plan developed
by an experienced erosion control specialist for review and
approval by the City Engineer in conjunction with the first
final map and improvement plans. Cut and fill grading and
all "replacement" channels shall be engineered such that
sediment does not enter downstream drainage channels. The
final design of all on-site drainage swales shall be shown
in the final map improvement plans.

34. The developer shall apply and receive approval for a
National Pollutant Discharge Elimination System (NPDES)
permit prior to the start of any grading. The provisions of
the approved permit shall be followed during construction.

35. Fill slopes located above natural slopes ("sliver fills")
shall not exceed a maximum of 3:1 slope unless otherwise
approved by the City Engineer.

36. The developer shall submit a revised analysis of impacts to~
ephemeral or seasonal aquatic habitat in drainage channels
of the project site based on modifications to the site plan
noted earlier for review and approval by the Planning
Commission in conjunction with the tentative map. The
analysis shall be accompanied by a channel restoration
and/or wetlands replacement plan which accomplishes the
requirements listed in Mitigation Measure 6-2 of the project
EIR in order to reduce the adverse environmental effects on
aquatic habitat in drainage channels.

10
