37. The developer shall submit a site management plan which
provides for the future protection of aquatic habitat
downstream of the project site for review and approval by
the Planning Commission in conjunction with the tentative
map. This plan shall include 1) baseline studies based on
pre-construction conditions to establish existing water
quality during periods of winter flow, and 2) provisions for
the handling of street and golf course runoff such that
water contaminated with pollutants from streets and the golf
course is not discharged into aquatic habitat downstream of
the project site.

38. Residential lots shall be graded in accordance with Sections
2907(b)(5) and 7012(d) of the 1988 Uniform Building Code,
unless otherwise approved by the City Engineer.

39. The storm drain inlets from the open space areas shall be
relocated closer to the street or maintained privately.
These inlets shall incorporate permanent desilting basins.
The final design and layout of these improvements shall be
subject to review and approval by the City Engineer prior to
recordation of a final map for the development.

40. Unless otherwise approved by the City Engineer, all public
storm drain lines shall be within the street right-of-way.
All other lines shall be private and maintained be the
individual homeowners, golf course, or homeowners
association.

41. The storm drainage from each lot shall be directed to the
street or an approved storm drain system unless otherwise
approved by the Building Official and City Engineer.

42. The developer's engineer shall verify that the capacity of
the storm drain retention basins near the westerly property
line are adequate to handle storm drain run-off from the
project. The developer shall mitigate any storm drain
problems that exceed the normal expected run-off associated
with this development to the satisfaction of the City
Engineer.

43. The developer shall be responsible for the installation of
the street lighting system to serve the development. The
street lights shall be 70 watt, high pressure sodium vapor
units mounted on galvanized steel poles (or other materials
and design acceptable to the Planning Director and City
Engineer) with poured in place bases, on the LS-lC schedule
per City requirements and PG&E standard details, unless
otherwise specifically approved. If the lighting plan
approved by the Design Review Board utilizes lights that are
not a PG&E standard, the homeowners association or
"landscape, lighting, and maintenance district" shall pay

11
