permits for the lattice panel extensions shall be obtained prior to commencement <br /> of construction. <br /> <br /> Condition No. 24: <br /> <br /> The property owner shall install new trees and shrubs within the 20 ft. wide <br /> planter strip adjacent to the Longspur Way neighbors' backyards. A new <br /> landscape plan shall be submitted to the neighbors for comments with fmal <br /> approval by the Planning Director. All trees shall be 24" box size. The <br /> landscaping shall be installed within 30 days of the date of landscape plan <br /> approval by the Planning Director. Irrigation shall be adjusted to accommodate <br /> the new landscaping. In the event that any of these plants die, the owner of the <br /> shopping center shall have them immediately replaced with new trees/shrubs of <br /> the same species. Replacement trees shall be a minimum of 24 inch box size and <br /> shrubs shall be a minimum 5 gallon size. <br /> <br />II. The conditions of approval for the Hopyard Village Shopping Center (PUDo85-10) shall <br /> be modified as follows: <br /> <br /> a. Condition of Approval No. 9 of Ordinance 1227 (pertaining to the parking lot <br /> lighting for the 52 space eastern parking lot) is modified to read as follows: <br /> "Lighting for the 52 space eastem parking lot shall be as shown on the attached <br /> Exhibit "C," except the light standard shall be 10 feet in height, and provided that <br /> the light fixtures on the light standard are directed away and shielded from the <br /> residences to the east on Longspur Way. The 10 foot tall parking lot light <br /> standard in the 52 space eastern parking lot shall be mined off at 9:00 pm each <br /> night. Parking lot design details, including light shield details and bollard and <br /> light standard designs and dimensions, shall be submitted for review and approval <br /> by the Planning Director within 14 days of the date of approval of this <br /> modification. The parking lot lights shall be installed within 30 days of the date <br /> of approval by the Planning Director. All building and other applicable City <br /> permits for the parking lot lighting shall be obtained prior to commencement of <br /> construction." <br /> <br /> b. Condition of Approval No. 10 of Ordinance 1227 (pertaining to the parking <br /> control and time restrictions in the 52 space eastern parking lot) is modified to <br /> read as follows: <br /> <br /> "That a traffic control device shall be installed at the entrance to the 1.5 acre <br /> parcel. The device shall be opened each day at 6:00 a.m. and closed at 7:30 p.m. <br /> Signs shall be posted at the entrance to the gate and throughout the surrounding <br /> area noticing users of the restrictions on the use of this lot." <br /> <br /> <br />
