b. The site shall be kept free of fire hazards from the start of construction to final <br /> inspection. <br /> <br /> c. Approval for the number, type and location of fire hydrants shall be subject to the ap- <br /> proval of the Fire Chief and the City Engineer. <br /> <br /> d. The applicant shall ensure that fire protection facilities, including all surface roads, <br /> fire hydrants, and a water supply capable of fumishing the required fire flow shall be <br /> installed and serviceable prior to and during the time of construction. When altemate <br /> methods of protection are as approved by the Fire Chief, this requirement may be <br /> waived or modified. Proposed alternative methods of fire protection shall be submit- <br /> ted, in writing, to the Fire Chief. Work on the alternative fire protection methods <br /> shall not start without the approval of the Fire Chief. <br /> <br /> e. All roads on the site are designated as fire apparatus access roads by the Fire Chief <br /> and must be maintained in accordance with Section 10.201 of the Uniform Fire Code <br /> and be accessible at all times from the start of construction until the project is <br /> completed. <br /> <br /> f. The access restricting gates for this development located off Stoneridge Drive shall be <br /> equipped with a "knox-box" control mechanism to permit emergency access by the <br /> Fire Department. The access gates shall be identified on the plans submitted for issu- <br /> ance of building permits. <br /> <br /> g. Unless otherwise approved by the Fire Marshall, no housing may be constructed un- <br /> less an emergency vehicle access acceptable to the Fire Marshall has been established. <br /> This access shall be maintained at all times until public improvements are completed <br /> and accepted by the City. <br /> <br /> h. The Emergency Vehicle Access (EVA) is subject to review and approval by the Fire <br /> Marshall, City Engineer, and Planning Director prior to City Council approval on the <br /> final map. <br /> <br />17. Grading and Engineering Design Requirements: <br /> <br /> a. The developer shall implement the following engineering requirements with the de- <br /> sign of the tentative map and/or on-site improvement plans as required by the Plan- <br /> ning Director and the City Engineer: <br /> <br /> i) There shall be individual water and sanitary sewer laterals to each dwelling unit. <br /> A two-way clean-out shall be installed on the sanitary sewer lateral in a location <br /> back of the private service easement. <br /> <br />PUD-81-30-60D January 2, 1996 <br /> <br /> <br />
