devices shall be reviewed for conformity to these requirements and approved by the <br /> Planning Director prior to issuance of a building permit. <br /> <br />15. Landscape Planting and Irrigation System Design: <br /> <br /> a. The applicant shall enter into an agreement with the City, approved by the City Attor- <br /> ney, which guarantees that all landscaping and open space areas included in this pro- <br /> ject will be maintained at all times in a manner consistent with the approved <br /> landscape plan for this development. Said agreement shall run with the land for the <br /> duration of the existence of the structures located on the subject property. <br /> <br /> b. A final landscape plan and irrigation plan shall be submitted to and approved by Plan- <br /> ning Director as part of the building permit plan set prior to issuance of an on-site <br /> permit. Said landscape plan shall be consistent with the approved landscape plan plus <br /> any conditions of approval, and shall be detailed in terms of species, location, size, <br /> quantities, and spacing. <br /> <br /> c. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all <br /> shrubs a minimum of five (5) gallons, unless otherwise shown on the approved land- <br /> scape plan. <br /> <br /> d. Six inch (6") vertical concrete curbs shall be installed between all paved and land- <br /> scaped areas. <br /> <br /> e. The applicant shall provide root control barriers and four inch (4") perforated pipes <br /> for parking lot trees, street trees, and trees in planting areas less than ten feet (10') in <br /> width, as determined necessary by the Planning Director at the time of review of the <br /> final landscape plans. <br /> <br /> f. No trees may be located in the common landscape area encumbered by the existing <br /> LAVWMA and City of Pleasanton sanitary sewer easements. This detail shall be re- <br /> flected on the final landscape plan for review and approval by the Planning Director <br /> before issuance of a building permit. <br /> <br /> g. Prior to occupancy the project's landscape architect shall certify in writing to the Plan- <br /> ning Director that the project's landscaping and irrigation has been installed according <br /> to the approved plans. <br /> <br /> 16. Fire and Police Protection: <br /> <br /> a. The development shall meet all requirements of the Pleasanton Fire Code (Chapter <br /> 20.24 of the Pleasanton Municipal Code). <br /> <br /> PUD-81-30-60D January 2, 1995 <br /> <br /> <br />
