14. Prior to or concurrently with recordation of any final parcel map for this proposed <br /> two lot subdivision of this 10,474 square foot lot, the property-owner/developer of <br /> Parcels A and B shall submit to the City Engineer the necessary pro-ram share fee of <br /> $3,043 for the required storm drain improvements along the Kottinger Drive frontage <br /> of Parcels A and B. Said funds shall cover improvements as deemed necessary by <br /> the City Engineer. <br /> <br />15. Prior to or concurren~y with recordation of any final parcel map for this proposed <br /> two lot subdivision of this 10,474 square foot lot, the property-owner/developer of <br /> Parcels A aad B shall submit to the City Engineer the necessary fee of $3,675 for the <br /> required joint trench improvements along the Kottinger Drive frontage of Parcels A <br /> and B. Said funds shall cover improvements as deemed nece-ssary by the City <br /> Engineer. <br /> <br /> 16. The applicant shall disclose in a manner satisfactory to the City Attorney that the <br /> easterly fenceline and a portion of the driveway for the residence at 204 Kottinger <br /> Drive encroaches into the subject property. In addition, prior to recordafion of any <br /> final parcel map, a statement from the property owner of 204 Kottinger Drive shall be <br /> recorded to the effect that said owner lays no claim to this strip of land and that no <br /> prescriptive rights action will be filed for this land. Alternatively, the applicant may <br /> relocate the fence to the property line. <br /> <br /> I andseapin_~ and Tree Preservation <br /> <br /> 17. A final landscape plan and irrigation plan shall be submitted to and approved by <br /> Planning Director as part of the building permit plan set prior to issuance of an on- <br /> site permit. Said landscape plan shall be consistent with the approved landscape plan <br /> plus any conditions of approval, and shall be detailed in terms of species, location, <br /> size, quantifies, and spacing. Said landscape plan shall include the following: <br /> <br /> a. The four existing oak trees and the existing locust tree on the property shall be <br /> <br /> b. The area between the driveway and the eastern property line shall be planted <br /> completely with shrubs and groundcover. <br /> <br /> c. At least one more shrub specie, which grows to a height greater than three <br /> feet, shall be added to the plant palette. This specie should be used along <br /> fencefines to help screen them and along buildings as a softening effect. <br /> d. The ice plant shall be replaced with a more suitable groundcover. <br /> <br /> Revised Condition- <br /> pUD-95-01 Page B-3 <br /> <br /> <br />
