18. The applicant shall provide separate automatic irrigation systems for the each parcel <br /> for the on-site landscaping. <br /> <br />19. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br /> minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />20. The developer shall provide root control barriers and four inch perforated pipes for <br /> trees in planting areas less than ten feet in width, as determined necessary by the <br /> Planning DirecWr at the time of review of the final landscape plans. <br /> <br />21. If the fencing to the we,st of the existing unit is not properly located along the new <br /> pwperty line as required by these conditions, that fencing shall be relocated to <br /> provide for the private open space. The fencing shall be a six-foot high solid wood <br /> *good neighbor' fence and shall maintain a setback from the front CKottinger Drive) <br /> property line of at least 20 feet. <br /> <br /> Specific Residential <br /> <br /> 22. This development plan shall be of no further validity and the developer shall be <br /> required to submit the ~ane or new development plan for City approval prior to <br /> development of the site in the event that the developer fails to record a final map <br /> witbin two years of PUD approval. <br /> <br /> 23. The developer shall provide all buyers with copies of the project conditions of <br /> approval. <br /> <br /> 24. The developer shall record a maintenance agreement at the time of recordation of the <br /> final parcel map for the proposed two lots on this 10,474 square foot site. The <br /> maintenance agreement shall be subject to the review and approval of the City <br /> Attorney prior to recordation of the final map. The maintenance agreement shall <br /> define a party or parties responsible for the maintenance of the driveway, private <br /> utilities, and other common areas and facilities on the site, including all landscaping <br /> and fencing. The maintenance agreement shall grant the City the rights and remedies, <br /> but not the obligation, to enforce the maintenance responsibilities of the responsible <br /> parties as defined in the maintenance agreement. <br /> <br /> Construction Activities <br /> <br /> 25. All site improvements and house construction activities shall be limited to the hours of <br /> 8:00 a.m. to 5:00 p.m., Monday through Saturday. All construction equipment must <br /> meet Department of Motor Vehicles (DMV) noise standards and shall be equipped <br /> with muffling devices. <br /> <br /> Revised Conditions <br /> pIJD-95-01 Page B-4 <br /> <br /> <br />
