Prior to the recordation of tentative parcel map no. 6808 or any future subdivision <br /> map for this property, the westerly property line on the final map shall be shifted two <br /> feet to the west to reflect the approved site plan for PUD-95-1 showing a side yard <br /> sethack of ten feet. This westerly shift is in addition to the one additional foot <br /> required by the conditions of approval of MS-94-09 (tentative parcel map no. 6808). <br /> <br /> Subdivision Map R~uirements <br /> <br /> 10. The applicant shall submit to the Staff Review Board for its review and action a <br /> tentative parcel map application for the subdivision of this 10,474 square foot site into <br /> two parcels. <br /> <br /> 11. The developer shall record at the time of recordation of the final map for the <br /> proposed two lot subdivision of the 10,474 square foot lot reciprocal access, parking, <br /> and utility easements with maintenance and repair responsibilities clearly defined <br /> among all (future) parcels unless otherwise approved by the Planning Director. <br /> <br /> 12. Prior to or concurrently with recordation of any final parcel map for this proposed <br /> two lot subdivision of this 10,474 square foot lot, the property-owner shall dedicate <br /> for street right-of-way purposes approximately five (5) feet of fight-of-way and an <br /> eight (8) feet wide public service easement along the Kottinger Drive frontage of <br /> Parcels A and B. <br /> <br /> 13. Prior to or concurrently with recordation of any final parcel map for this proposed <br /> two lot subdivision of this 10,474 square foot lot, the property-owners/developers of <br /> Parcels A and B shall submit to the City Engineer the necessary funds estimated at <br /> $5,145 for the required street improvements along the Kottinger Drive frontage of <br /> Parcels A and B. Said funds shall cover right-of-way improvements as deemed <br /> necessary by the City Engineer which include, but are not limited to: <br /> <br /> a. Right-of-way clearing and disposal; <br /> b. Utility relocations; <br /> c. Rough and free grading as required; <br /> d. A five feet wide monolithic curb, gutter, and sidewalk; <br /> e. New structural pavement; <br /> f.
