EXHIBIT B <br /> <br /> Proposed Conditions of Approval <br /> C~.se pUD-9S-01 <br /> (June 20, 1995) <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", <br /> dated 'Received May 19, 1995' on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the plans may be allowed <br /> subject to the approval of the Planning Direcwr if found to be in substantial <br /> conformsnee to the appwved exhibits. <br /> <br />2. All conditions of Cases Z-94-28, V-944)7, and MS-94-09 shall remain in full force <br /> and effect, unless otherwise explicitly modified or deleted by these conditions. <br /> Condition f2 of Z-94-28/V-94-07 is superseded with approval of this PUD. <br /> <br /> Ope_ra~onal Conditions <br /> <br /> 3. This PUD shall be subject to the uses of the RM4,000 zoning district. <br /> <br /> 4. The developer shall prepare fencing plans and development standards for inclusion <br /> within the PUD for decks, patio covers, pools, and other accessory structures for <br /> review and approval by the Planning Director prior to appwval of a final map. Said <br /> standards shall limit such structures in such a way as to ensure adequate open space in <br /> rear/side yards while allowing reasonable use of accessory structures. <br /> <br /> 5. The applicant shall install a three foot high picket fence in the ;front yard of Parcel B <br /> to separate the yard from the adjacent driveway. <br /> <br /> 6. No building additions shall be allowed for either unit or garage. <br /> <br /> 7. Boats, campers, and trailers shall be pwhibited from being parked on-site. TMs <br /> restriction shall be disclosed to future homoowners in a manner satisfactory to the <br /> City Attorney. <br /> <br /> 8. No vehicles shall be parked in the driveway. All vehicles must be parked in the <br /> garages or on the street in areas designated for public parking.
