This grading permit shall not <br /> allow grading in the PODs O, R, V, and W areas, other than transitional grading for the <br /> golf course, unless a tentative map for affected areas of PODs O, R, V, and W has been <br /> reviewed and approved by the Planning Commission. <br /> <br />SITE ALTERATIONS, REVISIONS <br /> <br />8. To provide for circulation and emergency vehicles access, the Final Map(s) shall show <br /> the following, subject to the review and approval of the Planning Director, Director of <br /> Public Works and the City's Fire Marshall: <br /> <br /> a. "Street" cross-sections and details of the Pod E EVAE. <br /> <br />9. All slope banks within the project shall be limited to a maximum slope of 3:1, or as <br /> otherwise approved by the City Engineer. <br /> <br />10. Final grading plans for the golf course shall provide details of the golf course grading <br /> in the area of Hole 16. Such grading shall include the creation of a distinct stream <br /> channel that will be directed from Hole 16 to Hole 15 under the road via a bridge or <br /> arched culvert, similar to other areas on the golf course. <br /> <br /> 11. The "knuckle" in the street at the south end of POD Q near the 17th hole shall be <br /> eliminated. The street frontage of these three affected lots shall be increased through an <br /> adjustment of the property lines subject to the review and approval of the Planning <br /> Director and City Engineer. <br /> <br /> 12. The final map and improvement plans for POD N (or portion thereof) shall include a 20 <br /> foot wide common open space and easement between the two end lots of the <br /> northernmost cul-de-sac of this POD for sanitary sewer and storm drain lines and <br /> maintenance access for City vehicles and personnel, unless otherwise approved by the <br /> City Engineer. This easement area shall be designated as open space and shall not be <br /> included within a private lot area. It shall be owned and maintained by the homeowners' <br /> association, and a portion of it shall be paved to function also as a drainage release and <br /> vehicle access as determined by the City Engineer. Gates may be located at either end <br /> of the access easement to prevent unauthorized entry into the golf course, should the <br /> developer desire. The final configuration, exact location, disposition, and security of this <br /> easement/common area shall be determined by the City Engineer and Planning Director <br /> prior to approval of any final map or improvement plans which affect this area. <br /> <br /> 13. The final map and improvement plans for POD N (or portion thereof) shall indicate a 20 <br /> foot wide sanitary sewer line easement across the golf course between Holes 11 and 12, <br /> unless otherwise approved by the City Engineer. The sanitary sewer line shall connect <br /> to the sanitary sewer line in Ruby Hill Drive East through the open space area in POD <br /> <br /> -2- <br /> <br /> <br />
