EXHIBIT B <br /> <br /> Conditions of Approval <br /> Case PUD-93-2-1M <br /> (February 21, 1995) <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A" , <br /> dated "Received January 11, 1995" on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the plans may be allowed <br /> subject to the approval of the Planning Director if found to be in substantial conformance <br /> to the approved exhibits. <br /> <br />2. Unless otherwise modified by these conditions, all Provisions of Reclassification of the <br /> 18371h Zoning Unit, conditions of approval of Tentative Map Tract 6452, and all <br /> mitigation measures as listed in the County-certified EIR, shall remain in full force and <br /> effect. <br /> <br />3. All conditions must be accomplished prior to City Council approval of any Final Map(s), <br /> unless another time of compliance is specified below. Installation of improvements shall <br /> be guaranteed under a Subdivision Agreement approved by the City Council. Inspections <br /> shall be certified by a registered engineer or by Public Works Department, at the option <br /> of the Director of Public Works. All improvements guaranteed under this Agreement <br /> shall be completed by the land divider and accepted by the City Council prior to release <br /> of improvement guarantees. <br /> <br />4. All conditions of the Pre-Annexation Agreement between the Developer and the City, and <br /> all conditions of the Development Agreement between the County and the Developer, <br /> shall be adhered to. <br /> <br />5. No new tentative map shall be required for PODs E, J, K, N, Q, U, T-1 and T-2, or <br /> PODs H, I, and M (Phase I PODs adjacent to the golf course), the tennis and swim <br /> center, or the golf course. A revised tentative map shall be required for the remaining <br /> portion of the project including PODs O, R, V, and W. <br /> <br /> 6. Any proposed phasing of PODs O, R, V, and W shall be depicted on the tentative tract <br /> map and shall include narrative explaining any proposed phasing. Unless a phasing plan <br /> for improvements is approved by the Planning Director, the developer shall complete all <br /> of the on-site improvements at one time (including all improvements around future <br /> building pads). All remaining pad areas shall be seeded and kept in a neat and weed-free <br /> manner at all times. <br /> <br /> 7. The applicant may obtain a grading permit for the golf course prior to submittal of any <br /> final map for any of the residential lots in PODs E, J, K, N, Q, and U around the golf <br /> <br /> -1- <br /> <br /> <br />
