M. The location and number of manholes for this sewer line shall be as determined by <br /> the City Engineer. <br /> <br />14. The f~nal map and improvement plans shall indicate an access easement from POD N <br /> across the golf course between Holes 11 and 12 to Ruby Hill Drive East, unless <br /> otherwise approved by the City Engineer. The exact location of this access easement <br /> shall be determined by the City Engineer. This access shall be of concrete, similar in <br /> design to the golf cart paths throughout the golf course, and shall be designed to support <br /> the weight of the City's flusher truck, to the satisfaction of the City Engineer. The cart <br /> path/access shall provide maintenance access to the sanitary sewer manhole(s) located in <br /> the golf course. Maintenance of this cart path shall be determined by the City Engineer <br /> and City Attorney. <br /> <br />15. The final improvement plans and final grading plan shall indicate a five foot wide <br /> sidewalk along one side of the loop road in PODs N, Q, and U. Final improvement <br /> plans for these PODS shall show street widths, street rights-of-way, and cross-sections. <br /> <br />16. Prior to approval of any tentative and final maps for PODs O, R, V, and W the applicant <br /> shall work with staff to provide grading and drainage plans which are more sensitive to <br /> the natural topography and which limits, to the greatest extent possible, the need for long <br /> slope banks and benches. Said plans may be achieved through the use of split-pad lots, <br /> utilizing open space areas to absorb slope banks, etc. All plans shall be to the <br /> satisfaction of the City Engineer and Planning Director. <br /> <br />17. Prior to approval of any tentative map for PODs O, R, V, and W the Vallecitos Road <br /> entrance shall be reconfigured to provide a minimum stacking distance of 200 feet from <br /> the Vallecitos Road/Highway 84 right-of-way to the guard kiosk and gate, unless the <br /> applicant can demonstrate through additional traffic studies (based upon assumptions <br /> acceptable to the City Engineer that a lesser stacking distance will ameliorate concerns <br /> with stacking distances. <br /> <br /> 18. Prior to approval of any tentative map for PODs O, R, V, and W the applicant shall <br /> submit street cross-sections and details for all streets in these PODs and for the Vallecitos <br /> Road entrance. <br /> <br /> 19. Prior to approval of any tentative map for PODs O, R, V, and W the area immediately <br /> to the north of the Vallecitos Road entrance shall be redesigned to incorporate the <br /> relocation/recreation of a portion of the creek on the southerly (upstream portion of the <br /> site). The creek area shall lie between the Highway 84 alignment and Ruby Hill Drive <br /> East north of the Vallecitos Road entrance and shall include a detention/sedimentation <br /> basin. Ruby Hill Drive East shall be shifted west, approximately where three lots of <br /> POD V front on the road. The applicant shall work with staff to adjust the land plan in <br /> PODs V, W, R, and O (if necessary) to accommodate these three lots so that the overall <br /> number of lots remains at 850. <br /> <br /> -3- <br /> <br /> <br />
