s. The applicant's contractor(s) shall obtain an encroach- <br /> ment permit from the City Engineer prior to moving any <br /> construction equipment onto the site. <br /> <br /> t. The applicant shall comply with the City's non-point <br /> storm drain run-off ordinance. <br /> <br /> u. The triangular-shaped parcel located along the north- <br /> westerly side of the Stoneridge Drive right-of-way shall <br /> be designated as Parcel A and shall be grant deeded to <br /> the City upon recordation of the final map. <br /> <br />15. Landscape, Fence, and Wall Design <br /> <br /> a. A final landscape plan and irrigation plan for the pri- <br /> vate front yards shall be submitted with the building <br /> permit plan set for review and approval by the Planning <br /> Director before issuance of a building permit. Said <br /> landscape plan shall be consistent with the approved <br /> landscape plan plus any conditions of approval, and <br /> shall be detailed in terms of species, location, size, <br /> quantities, and spacing. The developer shall install <br /> the front and side yard landscaping and irrigation <br /> within 30 days of close of escrow. <br /> <br /> b. All trees used in landscaping be a minimum of fifteen <br /> (15) gallons in size and all shrubs a minimum of five <br /> (5) gallons in size, except for the 24" box size japa- <br /> nese maple species (acre palmatum) shown on the land- <br /> scape plan. This requirement shall supersede the plant <br /> sizes shown on the conceptual landscape plan. This <br /> detail shall be shown on the final landscape plan for <br /> review and approval by the Planning Director before <br /> issuance of a building permit. <br /> <br /> c. The applicant shall provide root control barriers and <br /> four (4) inch perforated pipes for street trees and <br /> trees in planting areas less than ten (10) feet in <br /> width, as determined necessary by the Planning Director <br /> at the time of review of the final landscape plans. <br /> This detail shall be shown on the final landscape plan <br /> for review and approval by the Planning Director before <br /> issuance of a building permit. <br /> <br /> d. If an overall identification signage for the subdivision <br /> is desired, it shall be submitted to the Planning Direc- <br /> tor for consideration under separate application. <br /> <br /> e. The design of the masonry soundwall along Lot Nos. 1 <br /> through 4 shall match the final soundwall design ap- <br /> proved for the development on the Chu/Choi/Gahrahmat <br /> property.
