o. Except for the Stoneridge Drive right-of-way, the devel- <br /> oper shall install street frontage improvements per <br /> Chapter 19.40.010 of the Pleasanton Municipal Code and <br /> to the satisfaction of the City Engineer. These im- <br /> provements may include, but are not necessarily limited <br /> to, grading, curb and gutter, sidewalk, paving, storm <br /> drain, sanitary sewer, water facilities, street light- <br /> ing, underground utilities, traffic control devices, <br /> landscaping, and automatic irrigation systems. <br /> <br />p. The applicant shall submit a final grading and drainage <br /> plan prepared by a licensed civil engineer depicting all <br /> final grades and on-site drainage control measures, <br /> including concrete-lined "V"-ditches, to protect all cut <br /> and fill slopes from surface water overflow. This plan <br /> shall be subject to the review and approval of the City <br /> Engineer and/or the Director of Building Inspection <br /> prior to the issuance of any building permits. <br /> <br />q. The developer shall enter into a deferred street im- <br /> provement agreement prior to approval of the final map <br /> with the City agreeing to construct or finance the <br /> construction of the street improvements located in the <br /> Stoneridge Drive right-of-way adjacent to the site, to <br /> the extent required as deemed necessary by the City <br /> Engineer. This agreement shall be executed and approved <br /> by the City Council and recorded with the County Recor- <br /> der's Office prior to the issuance of a structural <br /> building permit or approval of a final map, whatever <br /> comes first. <br /> <br /> Said public improvements may include, but are not neces- <br /> sarily limited to grading, curb and gutter, sidewalk, <br /> paving, street lighting,' street trees, fire hydrants, <br /> street monuments, underground utilities, storm drain <br /> facilities, sanitary sewer facilities, tree removal, <br /> traffic control devices, soundwall, landscaping and <br /> automatic irrigation systems. The property owner/devel- <br /> oper shall deposit a bond with the City to ensure future <br /> completion of the required improvements. This bond <br /> shall be in a standard form approved by the City Attor- <br /> ney and shall be in an amount satisfactory to the City <br /> Engineer. The City Engineer may accept or may require a <br /> cash payment in-lieu of bonding where circumstances warrant. <br /> <br />r. Any damage to existing street improvements during con- <br /> struction on the subject property shall be repaired to <br /> the satisfaction of the City Engineer at full expense to <br /> the developer. This shall include slurry seal, overlay, <br /> or street reconstruction if deemed warranted by the City <br /> Engineer. <br /> <br /> Page 8 <br /> <br /> <br />
