13. The applicant shall extend underground public utilities (sanitary sewer, water, gas, <br /> electrical, telephones, cable T.V.) in the existing private street from Foothil/Road in such <br /> a manner that when the frontage road to Iorgensen Lane is created, those existing utilities <br /> stubbed into the development from Foothill Road can be abandoned. The developer shall <br /> grant the City a public service easement over said streets. The location of these shall be <br /> shown on the tentative parcel map. <br /> <br />14. The applicant shall pay a pro-ram share of the sanitary sewer in Foothill Road per a prior <br /> agreement with the City prior to submitting final map for approval. <br /> <br />15. Access to the existing properties served off the driveway on Foothill Road shall be <br /> maintained at all times during construction. <br /> <br />16. All permitted and conditionally-permitted uses for the subject project shall be those listed in <br /> the R-1-20,000 zoning district. <br /> <br />17. The typical section of the east/west and north/south private street shall be designed to be <br /> ultimately 20 feet in width with 18 feet of paving. Parking will not be permitted and the <br /> street shall be posted for "NO PARKING. ~ In conjunction with this application, the <br /> developer shall design and construct the ultimate roadway. The east/west road shatt be <br /> constructed from the frontage road to at least the beginning of the existing driveway on the <br /> site. The developer shall be eligible for reimbursement for those costs which are incurred <br /> to construct that portion of the road on the Cerrufi property. Typical sections shall be <br /> shown on the tentative parcel map. The developer may coordinate the construction of all <br /> on-site private roads with the developer of PUD-91-12. Should this be the case, both <br /> developers shall work together to come to a mutually agreeable arrangement. The <br /> developer shall provide the specific details for the closure of the existing access driveway at <br /> Foothill Road in conjunction with the frontage road installation with submittal of the <br /> tentative parcel map. <br /> <br /> 18. The applicant shall comply with the City's non-point storm drain run-off ordinance. <br /> <br /> 19. The applicant shall dedicate an 8 foot wide public service easement across the full Foothill <br /> Road frontage of the project, across the full width of the access road, and 8 feet behind the <br /> roadway, unless other approved by the City Engineer. <br /> <br /> 20. Det:~ils for all storm drainage shatl be shown on the tentative parcel map. In general, water <br /> shall be collected and transported into a storm drain system approved by the City Engineer. <br /> Overland flow from one parcel to another is not permitted. <br /> <br /> 21. A landscape plan shall be submitted to and approved by Planning Director as part of the <br /> design review application. Said landscape plan shalt be consistent with the approved <br /> landscape plan plus any conditions of approval, and shall be detailed in terms of species, <br /> location, size, quantities, and spacing. <br /> <br /> 22. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum <br /> of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br /> Page 4 <br /> <br /> <br />
