f. The applicant shall comply with the recommendations of the tree report prepared by <br /> HORTSCIENCE dated November 20, 1989. No tree trimming or pruning other <br /> than that specified in the tree report shall occur. The applicant shall arrange for the <br /> horticultural consultant to conduct a field inspection prior to issuance of grading <br /> permits to ensure that all recommendations have been prope~y implemented. The <br /> consultant shall certify in writing that such recommendations have been followed. A <br /> supplemental tree report, for only trees that are impacted by the development, shall <br /> be submitted at the time of house plan review to assess the health and vigor of the <br /> site ' s trees. <br /> <br /> g. The use of stucco siding, in limited amounts, is allowed if the elevation contains <br /> other natural materials, such as wood and/or stone, which visually produce an <br /> elevation that is sensitive to the natural surroundings. <br /> <br />= h. The design, construction, and placement of accessory structures shall conform to the' <br /> requirements of the R-i-20,000 zoning district except as modified by the design <br /> guidelines. No accessory structures shall be constructed within the Foothill Road <br /> setback area or between the east (Foothill Road) building elevation and Foothill <br /> Road. Minor grading for landscaping or driveway purposes are allowed subject to <br /> review and approval of the Planning Director. Additional landscaping shall be <br /> provided in this area to blend the existing vegetation into the natural environment. <br /> <br /> i. The east (Foothill Road) elevation of any future home shall be designed as a front <br /> elevation in terms of detail and visual presence. <br /> <br /> j. The F.A.R shall be .20 based on net lot area (approximately 37,260 sq. ft.), <br /> excluding up to 450 sq.ft. of garage area. <br /> <br /> k. Any second-story element of the residence on Lot/2 shall be located at the <br /> southeast comer of the home and shall be set back from the first-story building wall <br /> sufficienfiy to give architectural interest and articulation to that building elevation. <br /> In addition, the north side yard property line shall be increased to 35 feet, the <br /> second-story shall be limited to 1,000 square feet, and the total square footage of the <br /> future home shall not exceed 5,000 square feet (excluding 450 square feet of garage <br /> axea). <br /> <br /> 1. The Foothill Road setback shall be 120 feet. <br /> <br /> 4. An updated set of the design guidelines incorporating the conditions contained herein shall <br /> accompany any final parcel map application. The updated guidelines shall be submitted to <br /> the Planning Director for review and approval prior to submittal to ensure that all <br /> conditions have been satisfactorily included. The applicant or his successors in interest <br /> shall disclose and provide copies of the design guidelines and all conditions of approval to <br /> lot buyers prior to the close of escrow. <br /> <br /> Page 2 <br /> <br /> <br />
