Conditions of Approval <br /> Case PUD-93-01 <br /> <br /> 1. The proposed development shall conform substantially to the site development plan, <br /> landscape plan, and PUD design guidelines, Exhibit A (dated "Received April 23, 1993"), <br /> on file with the Planning Department, except as modified by these conditions. <br /> <br /> 2. The developer shall obtain all building and other applicable City permits for the project <br /> prior to the commencement of construction. <br /> <br />~ 3. The proposed design guidelines shall be modified to include the following conditions: <br /> <br /> a. All building elevations shall receive full architectural treatment. <br /> <br /> b. The proposed colors of the residence shall be earth tone (tans, browns, 2greys, or <br /> dark greens) and shall be submitted for the review and approval in conjunction with <br /> any design review application for the appropriateness in consideration of the natural <br /> hillside location. <br /> <br /> c. Solid fencing shall be allowed only along the north and west property lines and shall <br /> be screened from view from Foothill Road by natural landscaping. Any solid <br /> fencing shall be kept west of the Jorgensen Lane intersection with the frontage road. <br /> A specific landscape plan showing how this requirement will be addressed shall be <br /> submitted for review and approval in conjunction with any house plan application. <br /> <br /> d. The existing topography of the site shall be retained to the greatest extent possible. <br /> Any future homes shall be designed to conform to the natural topography and split <br /> level house designs shall be used as opposed to flat pad grading if necessary to <br /> achieve this objective. A final grading plan shall be submitted to the Planning <br /> Director for review and approval in conjunction with any house plan application. <br /> <br /> e. The use of retaining walls is discouraged; retaining walls under three (3) feet in <br /> height may be allowed if necessary to reduce grading or for landscape terracing. <br /> Retaining walls over three (3) feet in height are not allowed. Retaining walls under <br /> a proposed home and not visible may be allowed in conjunction with a split level <br /> house design. All retaining walls visible from Foothill Road shall be facat with <br /> natural materials, such as natural stone, wood, etc. and shall be screened with native <br /> landscaping. <br /> <br /> Page 1 <br /> <br /> <br />
