6. Property Owners Association <br /> <br /> The applicant shall record CC&R's at the time of recordation <br /> of the first final map which shall create a master property <br /> owners association for this subdivision; individual areas, <br /> however, may be covered by their own property owners <br /> association provided it is subordinate to the master <br /> association. The property owners association shall be <br /> responsible for ensuring the following: <br /> <br /> a. In Areas "A", "B", and "C", the CC&R's shall prohibit <br /> the parking of boats and trailers on site. <br /> <br /> b. The CC&R's shall provide to the residents of Area "A", <br /> "B", and "C", permanent shared access easements between <br /> project areas and the Alameda County Transportation <br />~ Corridor (ACTC). No resident of any development on <br /> Hacienda Business Park Lots 8A, 8B, 26, and 60 shall be <br /> prohibited from using any part of the entire ACTC. <br /> <br /> c. Maintenance of ACTC landscaping and recreation areas, <br /> "O" street, and "AA" street shall be administered by <br /> the master property owners association. Maintenance <br /> responsibility of the ACTC may be shared with the <br /> property owner(s) or property owners associations of <br /> Hacienda Business Park Lot 60. <br /> <br /> d. Maintenance of private rights-of-way landscaping on <br /> internal streets including median island landscaping. <br /> <br /> e. In Areas "A", "B", and "C", maintenance of all private <br /> streets and motorcourts. <br /> <br /> f. In Areas "A", "B", and "C", maintenance of all common <br /> areas, landscaping, and recreation facilities. <br /> <br /> g. Joint maintenance with the homeowner of all rear and <br /> side property line fences between Area "C" and the ACTC <br /> and the common areas of Area "A" and "B" . <br /> <br /> h. Maintenance of recreation area amenities in the Alameda <br /> County Transportation Corridor. <br /> <br /> i. Maintenance of private storm drainage swales, gutters, <br /> inlets, outfalls. <br /> <br /> j. Maintenance of all rear property line patio fences in <br /> Areas "A" and "B". Interior property line fences shall <br /> be jointly maintained by the property owners. <br /> <br /> <br />
