b. The applicant shall enter into an agreement with the <br /> City, approved by the City Attorney, which guarantees <br /> that all landscaping and recreation amenities located <br /> in Areas "A", "B", and "C", and the Alameda County <br /> Transportation Corridor shall be maintained at all <br /> times in a manner consistent with the approved final <br /> landscape plan for this development. Said agreement <br /> shall run with the land for the duration of the <br /> existence of the structures located on the subject <br /> property. <br /> <br />c. The applicant shall provide root control barriers and <br /> 4" perforated pipes for parking lot trees, street <br /> trees, and trees in planting areas less than 10' in <br /> width. <br /> <br />d. The applicant shall adjust the sprinkler heads to <br /> redirect the water away from any sign in the project <br /> while ensuring complete irrigation coverage of the <br /> landscaping around the sign. <br /> <br /> e. Unless otherwise specified, the minimum tree size shall <br /> be 15 gallons and the minimum shrub size shall be 5 <br /> gallons. Smaller shrubs, e.g., agapanthus species, can <br /> be allowed on a case-by-case basis at the final <br /> landscape plan review. <br /> <br />f. The trees to be located between the rear yard fences in <br /> Areas "A" and "B" shall be sized as shown in Exhibit <br /> "D-2", incorporated herein by reference. The 15 gallon <br /> size trees here, as well as between the Area "A" and <br /> Area "B" common areas and the rear yard fences of Area <br /> "C" shall be limited to fast-growing species approved <br /> by the City Landscape Architect. In the Area "A" and <br /> Area "B" Common areas by Area "C", the sidewalk shall <br /> be eliminated; in its place landscaping to include <br /> groundcover, shrub, and trees shall be installed. <br /> <br />g. The applicant shall establish a hierarchy of planting <br /> for public streets, main project entrances, interior <br /> streets, etc., so that each area can achieve its own <br /> identity. <br /> <br /> h. No trees may be located in the common landscape area <br /> encumbered by the existing LAVWMA and City of <br /> Pleasanton sanitary sewer easements. <br /> <br /> i. Shrubs planted in groupings, hedges, screens, etc., <br /> shall be spaced so that at 100% maturity they overlap <br /> each other by 25% <br /> <br /> <br />
