EXHIBIT "B" <br /> Conditions of Approval <br /> Case PUD-Sl-30-55D <br /> (October 12, 1993) <br /> <br />1. All development shall be substantially as shown on the <br /> development plans, Exhibit "A", dated "Received February 5, <br /> 1993" on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the <br /> plans may be allowed subject to the approval of the Planning <br /> Director if found to be in substantial conformance to the <br /> approved exhibits. <br /> <br />2. All conditions of case PUD-81-30-24M (Ordinance No. 1533) <br /> shall remain in full force and effect, unless otherwise <br /> modified by the following conditions. <br /> <br />3. The applicant shall submit a final lighting plan showing the <br /> light fixtures and their locations on each project area for <br /> review and approval by the Planning Director prior to <br /> issuance of building permits. <br /> <br />4. All trash and refuse shall be contained within trash <br /> containers located within the private garages of this <br /> development. The location shall be shown on the building <br /> floor plans to the satisfaction of the Planning Director <br /> prior to issuance of building permits, and shall maintain a <br /> clear 19' wide by 20' long parking area in the garage. <br /> <br />5. Landscaping <br /> <br /> Final landscape and irrigation systems plans shall be <br /> submitted to and approved by the Planning Director and City <br /> Landscape Architect as part of the building permit plan set <br /> prior to issuance of an on-site permit. The landscape plan <br /> shall meet the requirements of either the City's "Water <br /> Efficient Landscape Ordinance" or the California State <br /> "Model Water Efficient Landscape Ordinance", whichever is in <br /> effect at the time of recordation of the final map. The <br /> landscape plan shall be consistent with the approved <br /> landscape plan plus any conditions of approval, and shall be <br /> detailed in terms of species, location, size, quantities, <br /> and spacing as well as incorporating the following <br /> requirements: <br /> <br /> a. The applicant shall substitute a different species for <br /> the Quercus rubra (Red Oak) and Cinnamonum camphora <br /> (camphor tree) species. Substituted species shall have <br /> a similar appearance and rate-of-growth to the species <br /> previously mentioned. The Pinus canariensis (canary <br /> island pine) species shall only be used as a screen <br /> tree, rather than as a specimen tree. <br /> <br /> - B-1 - <br /> <br /> <br />
