30. The eight existing North Pleasanton Improvement District <br /> assessments on Hacienda Business Park Lots 8A, 8B, and 26 <br /> shall be divided according to the 496-1ots approved with <br /> this development plan. Common open space and recreatizn <br /> amenity area parcels shall not be included in the divisLon <br /> of assessments. Prior to closure of escrow on a lot, ~e <br /> assessment shall be paid by the developer to the City. <br /> Agreements between the Prudential Insurance Company, <br /> Signature Properties, and the City of Pleasanton on the <br /> segregation and payment of the assessments shall be worked <br /> out to the satisfaction of the City Attorney, Planning <br /> Director, and City Engineer prior to City Council approval <br /> of the final map. <br /> <br />31. Noise <br /> <br /> a. In Area "A", the applicant shall implement measures to <br /> achieve an STC rating of 55 or better between garages <br /> and upstairs living areas. The measures shall include, <br /> but not be limited to, "screw" type garage door openers <br /> instead of chain type, resilient ceiling channel in the <br /> garages, and lightweight concrete deck construction in <br /> the ceiling/floor assembly, and shall be submitted to <br /> the Planning Director for review and approval prior to <br /> issuance of building permits. <br /> <br /> b. Project construction shall incorporate the <br /> recommendations of the "Traffic Noise Assessment Study <br /> for the Planned 'Hacienda' Single- and Multi-family <br /> Residential Development, Stoneridge Drive, Pleasanton", <br /> Project No. 24-087, dated September 16, 1992 by Edward <br /> L. Pack Associates, Inc. Prior to approval of any <br /> tentative map, the applicant shall indicate which <br /> measures from the report 'shall be implemented. Said <br /> noise mitigation measures shall then be shown on the <br /> building, site, and landscape construction plans for <br /> review and approval by the Planning Director before <br /> issuance of building permits. <br /> <br /> c. With the tentative map, the applicant shall submit an <br /> additional acoustical analysis of possible noise <br /> impacts from the use of the Alameda County <br /> Transportation Corridor as a light rail line. The <br /> study should indicate the expected noise levels in <br /> living areas and outdoor areas and should suggest <br /> techniques to mitigate exterior and interior noise <br /> levels to General Plan standards. Prior to approval of <br /> any tentative map, staff and the Planning Commission <br /> shall evaluate the likelihood of the light rail <br /> construction and make a determination, based upon the <br /> acoustical study, as to the necessity of noise-reducing <br /> techniques- <br /> <br /> - B-I~ - <br /> <br /> <br />
