32. Grey water shall be used for all dust control and grading <br /> activities. This water may be obtained from the Dublin San <br /> Ramon Services District, Waste Water Treatment Plant at 7399 <br /> Johnson Drive, Pleasanton, unless otherwise approved by the <br /> City Engineer. <br /> <br />33. The applicant shall obtain an encroachment permit from Zone <br /> 7, Fish and Game, and the Army Corps of Engineers for all <br /> work within Tassajara Creek, as required by law. <br /> <br />34. The developer shall record at the time of recordation of the <br /> final map reciprocal access, parking, and utility easements <br /> with maintenance and repair responsibilities clearly defined <br /> among all (future) parcels unless otherwise approved by the <br /> Planning Director. <br /> <br />35. With recordation of the final map on Area "C", the developer <br /> shall include a disclosure statement on all Area "C" lots of <br /> the future high density residential uses on Hacienda <br /> Business Park Lot 60. The disclosure statement shall be <br /> worded to the satisfaction of the City Attorney. <br /> <br />36. The developer shall contribute in-lieu park dedication fees <br /> in effect at the time of filing each final map for those <br /> units in that final map. These fees shall be used toward <br /> park acquisition/improvements for a minimum 20-acre <br /> community park. In the event the City has secured the <br /> community park site prior to construction of the first phase <br /> of the project, the City, at its election, may require the <br /> developer to meet its obligation herein by constructing <br /> phased improvements in the community park to coincide with <br /> each final map. <br /> <br />37. The owner of the land upon which the presently approved <br /> Robertson Homes project is situated shall participate in the <br /> "Modified Growth Management Approval Program" and shall <br /> reallocate only those units which retain their development <br /> plan approval (462 units in the Phase I Robertson project). <br /> <br />p55con <br /> <br /> - B-17 - <br /> <br /> <br />
