14) The developer shall provide an access road from <br /> the northeast side of "LL" loop to the existing <br /> Zone 7 top-of-bank access road along Tassajara <br /> Creek. Construction details of the on-site access <br /> road shall be to the satisfaction of the City <br /> Engineer based on input provided by Zone 7. ?he <br /> City Engineer may waive this requirement if lone 7 <br /> determines that the access road is not required. <br /> <br />i. Engineering Requirements <br /> <br /> Unless otherwise specified, the following design <br /> changes shall be shown on the tentative map submittal <br /> to the satisfaction of the City Engineer and Planning <br /> Director: <br /> <br /> 1) There shall be a 12' wide by 220' long <br /> deceleration lane provided on the right-turn <br /> approach from Stoneridge Drive to "AA" Street. <br /> <br /> 2) The curb returns on "A", "O", "R", "AA", and all <br /> streets in Area "C" shall have a minimum 25' <br /> radius. These details shall be shown on the <br /> tentative map. Variations from this requirement <br /> may be allowed by the Planning Director and City <br /> Engineer on a case-by-case basis. <br /> <br /> 3) All streets and storm drains shall be private and <br /> shall be maintained by a property owners <br /> association. Water lines and sanitary sewers <br /> shall be publicly maintained. <br /> <br /> 4) There shall be individual water and sanitary sewer <br /> laterals to each unit/lot in the project. <br /> <br /> 5) All street top-of-curb grades and building pad <br /> grades, including garage floors shall be located <br /> above the lO0-year flood plane elevation as <br /> determined by Zone 7. <br /> <br /> 6) The typical section for the 25' wide private <br /> street shall include a 5' wide sidewalk on one <br /> side of the street. <br /> <br /> 7) Curb returns on all private streets and motor <br /> courts shall have vertical curbs. <br /> <br /> 8) The applicant shall construct a 6' meandering <br /> sidewalk along all City streets. <br /> <br /> - B-14 - <br /> <br /> <br />
