7) Single-story units shall be provided on all street <br /> corner lots. All lots with single-story units <br /> shall be designated on the tentative map. <br /> <br />8) On interior lots, single-story units shall back up <br /> to single-story units, unless otherwise approved <br /> by the Planning Director. <br /> <br />9) Area "C" shall include a mix of all four unit <br /> types as well as a mix of architectural treatments <br /> for each unit type. A minimum of 27 units (15% of <br /> the total units for Area "C") of each two-story <br /> plan shall be constructed on the site unless <br /> otherwise approved by the Planning Director. In <br /> no case shall any unit type be represented less <br /> than 10% of the total number of units. Prior to <br /> issuance of building permits, the applicant shall <br /> provide the housing release to the Planning <br /> Director for review and approval. The mix of two- <br /> story house plans within a housing release may <br /> vary provided that the 15%.minimum is achieved <br /> overall on Area "C". <br /> <br />10) No driveway apron shall be less than 18' in <br /> length, measured from 4' back of the face-of-curb. <br /> Where the depth of the lot permits, the driveway <br /> apron shall be measured from the back of the 5' <br /> wide sidewalk. <br /> <br />11) The applicant shall indicate in the CC&Rs for Area <br /> "C" that homeowners are required to install a <br /> least one 15 gallon canopy-type or evergreen tree <br /> in the front yard landscape area. <br /> <br /> 12) The applicant shall indicate on the tentative map <br /> the additional two lots resulting from the Zone 7 <br /> quitclaim of that area indicated on the plan as an <br /> easement. <br /> <br />13) Private front yard and side yard landscaping <br /> visible to streets shall be installed by the <br /> homeowner within 90 days of occupancy unless <br /> delayed by winter rains (generally recognized to <br /> be from October 15 to April 15). No review of <br /> private landscaping is required by the City. The <br /> developer shall provide a cash rebate -- the <br /> amount to be determined by the developer -- to the <br /> homeowner if the landscaping is completed within <br /> 90 days. <br /> <br /> - B-13 - <br /> <br /> <br />
