7) Single-story units shall be provided on all street corner lots. All lots with single-story units shall be designated on the tentative map. 8) On interior lots, single-story units shall back up to single-story units, unless otherwise approved by the Planning Director. 9) Area "C" shall include a mix of all four unit types as well as a mix of architectural treatments for each unit type. A minimum of 27 units (15% of the total units for Area "C") of each two-story plan shall be constructed on the site unless otherwise approved by the Planning Director. In no case shall any unit type be represented less than 10% of the total number of units. Prior to issuance of building permits, the applicant shall provide the housing release to the Planning Director for review and approval. The mix of two- story house plans within a housing release may vary provided that the 15%.minimum is achieved overall on Area "C". 10) No driveway apron shall be less than 18' in length, measured from 4' back of the face-of-curb. Where the depth of the lot permits, the driveway apron shall be measured from the back of the 5' wide sidewalk. 11) The applicant shall indicate in the CC&Rs for Area "C" that homeowners are required to install a least one 15 gallon canopy-type or evergreen tree in the front yard landscape area. 12) The applicant shall indicate on the tentative map the additional two lots resulting from the Zone 7 quitclaim of that area indicated on the plan as an easement. 13) Private front yard and side yard landscaping visible to streets shall be installed by the homeowner within 90 days of occupancy unless delayed by winter rains (generally recognized to be from October 15 to April 15). No review of private landscaping is required by the City. The developer shall provide a cash rebate -- the amount to be determined by the developer -- to the homeowner if the landscaping is completed within 90 days. - B-13 -
