1) All streets shall have 6" vertical curbs, a 5' <br /> wide monolithic sidewalk on both sides of the <br /> street, and a 5'-8' wide PSE (depending on lctting <br /> pattern), behind all sidewalks. The 5' wide <br /> sidewalk may be narrowed to 4' where the dri-.away <br /> apron joins the sidewalk. <br /> <br /> 2) The street section for "II", "JJ", "KK", and "LL" <br /> loop streets shall show a 32' curb-to curb width <br /> to allow two travel lanes and parking on both <br /> sides of the street, a 5' monolithic sidewalk on <br /> both sides of the street and a 5'-8' PSE behind <br /> the back of sidewalk. However, that portion of <br /> "LL" loop by the recreation area may be narrowed <br /> to 28' in width, and all curbs in this portion of <br />~ "LL" loop shall be painted red for no parking. <br /> <br /> 3) The street section for "HH" Street from the <br /> western end of Area "C" to the east leg of "II" <br /> loop shall show a 36' curb-to curb width to allow <br /> for two travel lanes and parking on both sides of <br /> the street, a 5' monolithic sidewalk on both sides <br /> of the street and a 5'-8' PSE behind the sidewalk. <br /> To achieve the wider street, the most northerly <br /> portions of "II" loop may be moved 4' to the <br /> north, to reduce the landscape setback between <br /> "II" loop and the ACTC to no less than ll', or <br /> lots may be reduced in depth/width to achieve the <br /> 4' street widening. <br /> <br /> 4) The street section for "HH" street from the east <br /> leg of "II" loop to the west leg of "LL" loop <br /> shall show a 32' curb-to-curb width to allow for <br /> two travel lanes and parking only on the southerly <br /> side of the street, a 5' wide monolithic sidewalk <br /> on both sides and a 5'-8' PSE behind the back of <br /> sidewalk. The remaining portion of "HH" Street <br /> shall be 32' wide and allow parking on both sides <br /> of the street. <br /> <br /> 5) Curbs shall be painted red or appropriate signage <br /> installed to enforce "No Parking" on those <br /> portions of "HH" Street and "II" loop as indicated <br /> above. <br /> <br /> 6) The rear lot lines of Lots 465, 466 and 467 shall <br /> be adjusted so that the LAVWMA and City sewer <br /> easements fall outside these lots. This area <br /> shall be incorporated into the open space area and <br /> utilized as a passive recreation area or "bonus" <br /> landscape area for Area "B". This detail shall be <br /> shown on the tentative map. <br /> <br /> - B-12 - <br /> <br /> <br />
