8. Should the City determine, prior to approval of final map, <br /> that a bus turn-out is required along the subject site's <br /> frontage, the applicant shall be required to install this <br /> improvement. Specific details shall be shown on the final <br /> map improvement plans. Said improvements shall be based on <br /> City and Livermore Amador Valley Transit Authority <br /> standards. <br /> <br />9. The Moller Ranch Design Guidelines/Development Standards <br /> shall be amended to require the east property line fence for <br /> Lot #87 be set back 5 feet from the west pavement edge of <br /> the adjacent private access road and landscaping shall be <br /> installed along this strip as part of the landscape <br /> improvements for the custom home on this lot. The landscape <br /> improvements shall be coordinated with the overall landscape <br /> plan for this lot and shall feature native and drought <br /> tolerant vegetation. The east side yard set back <br /> requirement shall be determined from the fence line. <br /> <br />10. Condition 2.j. of PUD-90-19 pertaining to the use of side to <br /> side split pads for adjacent lots with more than a 5 feet of <br /> elevation difference is hereby deleted pursuant to the <br /> proposed development plan. <br /> <br />11. The required open space fencing plan shall examine the <br /> relationship between the property line "livestock fencing" <br /> and the southern security gate. In general, this area shall <br /> be secured to inhibit trespassing. The specific details of <br /> this plan shall be completed prior to final map approval. <br /> <br />12. The applicant shall work with the Pleasanton Unified School <br /> District and the City Planning Director to develop a <br /> program, in addition to the school impact fees required by <br /> State law and local ordinance,'to off-set this project's <br /> long-term effect on school facility needs in Pleasanton. <br /> This program shall be designed to fund school facilities <br /> necessary to off-set this project's reasonably related <br /> effect on the long-term need for expanded school facilities <br /> to serve new development in Pleasanton. The method and <br /> manner for the provision of these funds and/or facilities <br /> shall be approved by the City and in place prior to approval <br /> of the final parcel map. In no event shall construction <br /> commence unless the above method and manner for the <br /> provision of these funds and/or facilities has been <br /> appr0ved. <br /> <br />13. This development plan shall be of no further validity and <br /> the applicant shall be required to submit the same or new <br /> development plan for City approval prior to development of <br /> the site in the event that the applicant fails to record a <br /> final map within two years of the effective date of <br /> tentative map approval. <br /> <br /> Page 2 of 3 <br /> <br /> <br />
