ErglBIT "B · 1" <br /> Conditions of Approval - PUD-90-19-2M <br /> <br /> 1. The proposed development shall conform substantially to <br /> Exhibit "A" (Development Plan, Preliminary Landscape Plan, <br /> Typical Site Layout, Floor Plans, and Small Lot Building <br /> Elevations, etc...) dated "Received August 5, 1993" except <br /> as modified by these conditions. <br /> <br /> 2. All conditions of approval for Case Nos. PUD-90-19 and PUD- <br /> 90-19-1Mnot superseded by this modification are hereby <br /> referenced and incorporated herein and shall remain in <br /> effect and in full force. <br /> <br /> 3. Prior to the approval of any final map, a comprehensive <br />~ final landscape plan shall be submitted to the Planning <br /> Director for review and approval. This plan shall combine <br /> the landscape requirements of the previous approvals, <br /> including but not limited to the heritage tree planting <br /> plan, the landscape plan along the Foothill Road frontage, <br /> the open space/fire management plan, and the landscape plan <br /> for the small-lot development into one comprehensive <br /> document. This landscape plan shall increase the variety of <br /> evergreen trees and shrubs between the small-lot units and <br /> the larger production homes. <br /> <br /> 4. The landscape improvements for the raised median at the <br /> entrance to the private access easement off "B" Court shall <br /> be included in the comprehensive landscape plans. <br /> <br /> 5. The curved driveways for the small-lot units shall be <br /> redesigned so that at lease one street parking space (19' <br /> length) per lot is available. 'In addition, two off-street <br /> parking spaces shall be available'in each driveway. <br /> <br /> 6. At least two (2) additional exterior elevations shall be <br /> developed for each of the three (3) proposed small-lot <br /> units. The exterior elevations shall have variations which <br /> may include, but not limited to, changes in color, exterior <br /> material, and roof design. These plans shall be submitted to <br /> the Planning Director for review and approval prior to final <br /> map approval. <br /> <br /> 7. The color pallet for the Moller Ranch development shall be- <br /> darkened to reflect the earth tone colors which are <br /> currently being approved for other hillside development. <br /> This color board shall be submitted to the Planning Director <br /> for review and approval prior to approval of any final map. <br /> <br /> Page I of 3 <br /> <br /> <br />
