7. The developer shall develop a street tree and landscape program <br /> for Rose Avenue along the site's frontage. The developer shall <br /> make a good faith effort to coordinate the details of this <br /> program with adjacent property owners. This program shall be <br /> submitted to the Planning Director for review and approval prior <br /> to tentative map approval and shall adhere to the City standards <br /> for landscaping that is subject to City maintenance <br /> responsibilities. In general, street trees shall be of an <br /> orchard-type of variety, e.g. flowering pear. <br /> <br />8. The developer shall submit a grading plan for the site to the <br /> Planning Director for review and approval prior to the approval <br /> of the tentative map. The grading plan shall include the <br /> proposed finished grading of the site and any revisions to the <br /> grading of the public street. The objective of this grading <br /> plan shall be to limit grading and emulate, to the greatest <br /> extent possible, the natural grades of the site. The grading <br /> plan shall also attempt to eliminate the existing retaining wall <br /> along the southeastern boundary of the site. <br /> <br /> 9. Specific fence designs for the entire development shall be <br /> submitted to the Planning Director for review and approval prior <br /> to final map. <br /> <br /> 10. Future homes shall be subject to design review pursuant to the <br /> City of Pleasanton Municipal Code. <br /> <br /> 11. A disclosure statement which informs all potential property <br /> owners of the future extension of the project's interior public <br /> street shall be prepared to the satisfaction of the Planning <br /> Director. Specific details shall be submitted to the Planning <br /> Director for review and approval prior to final map approval. <br /> <br /> 12. The cul-de-sac shall have a 45 foot face of curb radius. The <br /> cul-de-sac redssign shall be shown on the tentative map. <br /> <br /> 13. An updated set of the design guidelines incorporating the <br /> conditions contained herein shall accompany any subdivision map <br /> application. The updated guidelines shall be submitted to the <br /> Planning Director for review and approval prior to submittal to <br /> ensure that all conditions have been satisfactorily included. <br /> The design guideline shall be provided to each lot purchaser at <br /> the time of sale. <br /> <br /> 14. The existing retaining wall located north of Lot #4 shall be <br /> removed by the developer at the time of the installation of the <br /> public improvements. The specific details of the removal and <br /> the transition onto the adjacent property shall be submitted in <br /> conjunction with the tentative map. <br /> <br /> PAGE 2 <br /> <br /> <br />
