15. The applicant is responsible for dedicating the necessary right- <br /> of-way for the future Rose Avenue street width. The developer <br /> shall install street frontage improvements per Chapter 19.40.010 <br /> of the Pleasanton Municipal Code and to the satisfaction of the <br /> City Engineer. These improvements may include, but not <br /> necessarily limited to, grading, curb, gutter, and sidewalk <br /> along the north side of Rose Avenue, curb, gutter, and <br /> landscaping on the south side of Rose Avenue, paving, storm <br /> drain, sanitary sewer, water facilities, street lighting, <br /> underground utilities, traffic control devices, landscaping and <br /> automatic irrigation systems. Specific improvement details <br /> shall be submitted for review and approval with any subdivision <br /> application and shall be shown on the tentative map. <br /> <br />16. The applicant shall extend the existing 12 inch water line from <br /> its existing easterly terminus westerly to the westerly boundary <br /> of the project site. These improvements shall be shown on the <br /> tentative map. <br /> <br />17. The applicant shall pay a pro-rata share of the future water and <br /> sewer main extension from the project site to Valley .Avenue/Koll <br /> Center Parkway as determined by the City Engineer. Said costs <br /> shall be paid prior to approval of the final map. <br /> <br /> 18. The applicant shall be responsible for the undergrounding of <br /> utilities within the site and the undergrounding along Rose <br /> Avenue across the project frontage as determined by the City <br /> Engineer. <br /> <br /> 19. A disclosure statement which informs all potential property <br /> owners of the typical activities and potential impacts of the <br /> Fairground to the south shall be recorded in all property deeds. <br /> Specific details shall be submitted to the Planning Director for <br /> review and approval prior to final map approval. <br /> <br /> 20. The applicant shall extend the existing sewer line on Rose <br /> Avenue to the westerly boundary of the site. This improvement <br /> shall be shown on the tentative map. <br /> <br /> 21. The applicant shall install all necessary storm drain <br /> improvements to the satisfaction of the City Engineer. Said <br /> improvements shall be shown on the tentative map. <br /> <br /> 22. The applicant shall provide root control barriers and four inch <br /> perforated pipes for parking lot trees, street trees, and trees <br /> in planting areas less than ten feet in width, as determined <br /> necessary by the Planning Director at the time of review of the <br /> final landscape plans. <br /> <br /> 23. This PUD shall be subject to the uses and site development <br /> standards of the R-1-10,000 zoning district, except as modified <br /> by the design guidelines. <br /> <br /> PAGE 3 <br /> <br /> <br />
