ErglBIT B <br /> Proposed Conditions of Approval <br /> Case PUD-90-12 <br /> City Council - March 2, 1993 <br /> <br />1. That the proposed development shall conform substantially to the <br /> site development plan (dated "Received August 30, 1990") and PUD <br /> design guidelines (dated "Received October 29, 1992"),. <br /> Exhibit A, on file with the Planning Department, except as <br /> modified by these conditions. .. <br /> <br />2. That the developer shall obtain all building and other <br /> applicable City permits for the project prior to the <br /> commencement of construction. <br /> <br />3. The proposed design guidelines/development standards shall be <br /> modified to include the following condition: <br /> <br /> a. The design of the front elevation of the future homes shall <br /> minimize the visual appearance of garage doors in favor of <br /> a fully articulated non-garage front building elevation. <br /> To that end, side entry garages and garages located towards <br /> the rear of the homes shall be encouraged. <br /> <br /> b. For each existing tree saved in the front yard area, the <br /> required number of trees in the front yard shall be reduced <br /> by one. <br /> <br /> c. Should any existing tree in the front yard area which is <br /> identified for retention by the supplemental tree report be <br /> removed after project development, this tree shall be <br /> replaced by a 24" box street tree. <br /> <br /> d. Approval of the house plans shall be submitted to the <br /> Planning Director for review and approval. <br /> <br />4. A supplemental tree report shall be submitted at the time of <br /> subdivision application to further assess the health and vigor <br /> of each of the site's existing trees. The tree report shall <br /> contain specific recommendations on preservation strategies in <br /> order to preserve the trees. <br /> <br /> 5. The specific details for the grade transition from Lot #4 and <br /> Lot #9 to the northern Jones property shall be submitted in <br /> conjunction with any subdivision application. <br /> <br /> 6. A detailed landscape, irrigation, and fence plan for the area <br /> around the cul-de-sac shall be submitted to the Planning <br /> Director for approval prior to the approval of any subdivision <br /> application. In general, a 10 foot City specification <br /> maintenance landscape strip shall be established between the <br /> fence and the edge of sidewalk around the cul-de-sac. <br /> <br /> PAGE i <br /> <br /> <br />
