and privileges, refuse removal, parking, recreation <br />facilities, security service and any other benefits, <br />privileges or facilities. <br /> <br />H. "Members" - Those individuals who serve on the Pleasanton <br />Mobile Home Committee, and any alternates. <br /> <br />I. "Mobile Home Park" or "Park" - Any area or land within <br />the City of Pleasanton where two or more mobile home spaces <br />are rented, or held out for rent, to accommodate mobile homes <br />used for human habitation, <br /> <br />J. "Monthly Rent" - The monthly Space Rent for each mobile <br />home space in Pleasanton to which this Ordinance applies as <br />each existed on the effective date of this Ordinance and as <br />set forth in Exhibit "A" to this Ordinance. <br /> <br />K. "Net Operating Income" - the Gross income, as defined in <br />Section 6.60,070 B3, less Operating and Governmental Regulated <br />Expenses. <br /> <br />L. "Operating Expenses" - The direct costs of operating a <br />Mobile Home Park as set forth in Section 6.60,070 B3 of this <br />Chapter, other than Government Regulated Expenses. <br /> <br />M. "Park Owner" - The owner, lessor, operator, or property <br />manager of a Mobile Home Park within the City of Pleasanton. <br /> <br /> N. "Pleasanton Mobile Home Committee" or "PMHC" - A <br /> committee established by the March 17, 1992 Agreement to <br /> improve communications, identify problems and attempt to <br /> resolve any problems which may exist within each mobile home <br /> park. <br /> <br /> O. "Prime Rate" - The prime rate as shown in the Wall Street <br /> Journal for July 1 of each calendar year or the next business <br /> day thereafter. <br /> <br /> P. "Service Reduction" - Any reduction in housing services <br /> which results in a cost savings to the Park Owner without a <br /> corresponding reduction in the monies demanded or paid for <br /> Space Rent. <br /> <br /> Q. "Space Rent" - The consideration, including any bonus, <br /> benefits, or gratuity, demanded or received in connection with <br /> the use and occupancy of a Mobile Home Park or for the <br /> transfer of a lease for park space, services and amenities, <br /> subletting and security deposits, but exclusive of any amounts <br /> paid for the use of the mobile home dwelling unit. <br /> <br /> - 4 - <br /> <br /> <br />
