14. All utilities required to serve any existing or proposed development on-site shall be installed underground, unless c~herwise determined by =he City Engineer. 15. The location of any pad mounted ~ransformers shall be subject to approval by the Planning Director prior ~o issuance of permits by ~he Building DeparTanent. Such transformers shall be screened by landscaping or contained within an enclosure matching =he building and with corrugated metal gates. All transformers shall be shown on the plans submitted for issuance of building permits. The applicant shall attempt to locate transformers a= the rear of.the site. 16. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as par= of the building permit plan set prior to issuance of an on-side permit. Said landscape plan shall be consistent with ~he approved landscape plan plus any conditions of approval, and shall be detailed in terms of species,-location, size, quantities, and spacing. 17. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons, unless'otherwise shown on the approved landscape plan. 18. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. 19. The applicant shall provide root control barriers and four inch perforated pipes for parking lot trees, street ~rees, and trees in planting areas less than ten feet in width, as determined necessary by the Planning Director at the time of review of the final landscape plans. 20. The colors of the buildings shall be submitted to and approved by the Planning Director prior ~o the issuance of a building permit. Colors shell be consistent with approved colors and shall be based on the Pantone color system. Approved colors shall be stated on the plans submitted for issuance of building permits.
