7. A fencing plan for the development shall be submitted for <br /> review and approval by the Planning Director prior =o <br /> approval of a nentative map for the project. The fence plan <br /> shall reflect a fence along the street side yard (inside <br /> dimension, from fence to unit) of Unit 5 providing a 5 foot <br /> wide side yard on =he Palomino side of the unit. <br /> <br />8. The Rotary Club shall work with staff to develop special <br /> site development standards for decks, patio covers, gazebos, <br /> spas, and o~her accessory structures. for the development. <br /> The special standards shall be submitted for review and <br /> approval by the Planning Director prior to approval of a <br /> final map. Said standards shall limit such structures in <br /> such a way as to ensure adequate open space in rear/side <br /> yards while allowing reasonable use of accessory structures. <br /> <br />9. The developer shall obtain all building and o~her applicable <br /> City permits for ~.he development prior to the commencement <br /> of construction. <br /> <br /> 10. The 7 tow=house units shall be sold to qualified, <br /> owner-occupant home buyers at prices considered affordable <br /> to "moderate" and "below-moderate" income households <br /> (i.e. 120% or less of ~he most recent median income level <br /> for =he Alameda and Contra Costa county areas, or "Oakland <br /> PMSAm). The goal of ~he affordability program shall be to <br /> provide ~_hese 7 units at the lowest possible price to <br /> qualifying households. Final details of the affordability <br /> program shall be reviewed and approved by ~he City Council <br /> prior to approval of the Final Map. <br /> <br /> 11. The applicant shall effectively screen from view all ducts, <br /> meters, air conditioning equipment, and any other mechanical <br /> equipment, whether on the structure, on the ground, or on <br /> ~he roof, with materials architecturally compatible with the <br /> main structure. Screening details shall be shown on the <br /> plans submitted for issuance of building permits, the <br /> adequacy of which shall be determined by the Planning <br /> Director. All required screening shall be provided prior Uo <br /> occupancy. <br /> <br /> 12. All mechanical equipment shall be constructed in such a <br /> manner that noise emanating from it will not be perceptible <br /> beyond the property plane of the subject property in a <br /> normal environment for that zoning district. <br /> <br /> 13. The applicant shall submit a final lighting plan for the <br /> building and the site for the review and approval of the <br /> Planning Director prior to issuance of building permits. <br /> Lighting shall be directed away from adjacent residences. <br /> <br /> <br />
