ZXHIBIT B <br /> <br /> Conditions of Approval <br /> <br /> Case PUD-92-S <br /> (November 3, 1992) <br /> <br />1. The proposed developmenU shall conform substantially =o <br /> site plans, elevations, and related materials for =he site <br /> plan alternative which features garages facing ~he two major <br /> s~ree=s, Exhibit A (dated "Received October 29, 1992"), on <br /> file with =he Planning DeparVanen=, except as modified by <br /> ~hese conditions. Minor changes =o ~he plans may be allowed <br /> subject =o =he approval of the Planning Director if found <br /> be. in substantial conformance =o ~he approved exhibits. <br /> <br />2. Excep~ as otherwise modified by =he development plan or <br /> conditions of approval, =he uses and site development <br /> standards for =he development shall be those of the <br /> R-1-6,500 zoning dis=rio=. <br /> <br />3. A revised landscape plan shall be submitted for review and <br /> approval by the Planning Director prior to approval of a <br /> tentative map for the projec=. The landscape design shall <br /> incorporate the same basic design concepts and plant palette <br /> as the original site plan and shall address the landscaping <br /> of ~he front yards of all units as well as areas along <br /> shared driveway bordering the channel. <br /> <br />4. The driveways of the units which face Palomino Drive and <br /> Concord Street shall be reduced from 18 feet to 16 fee= in <br /> width. The revised width shall be depicted on the tentative <br /> map when submitted for review by the Planning Commission. <br /> <br />5. The driveway for Unit 3 shall be reorien=ed so =ha= <br /> garage takes access from the shared driveway which runs <br /> along the channel. This change shall be depicted on <br /> tentative map when submitted for review by the Planning <br /> Commission. The area formerly occupied by the driveway <br /> (facing Concord Street) shall be landscaped as par~ of the <br /> front yard. <br /> <br />6. Additional paving shall be added along the west side of the <br /> garage of Unit 2 to provide an additional parking space off <br /> the s~reeE for use by residents of Uni~ 2. The side yard <br /> fence shall be reloca=ed (reducing =he size of the private <br /> open space) =o accomplish this change. <br /> <br /> <br />
