b) Interim street improvements along the Amber Lane right-of- <br /> way, from Sycamore Road to the east-west trending private <br /> driveway shall be constructed to serve the project as shown in <br /> Exhibit "A". Said improvements shall be constructed as an <br /> interim private street, shall have a separate street name, an~ <br /> shall be a width and configuration satisfactory to the City <br /> Engineer. The interim private street shall be separated from <br /> the private Amber Lane by a fence and/or landscaping and be <br /> signed in a manner so as to provide safe ingress and egress to <br /> both private streets at Sycamore Road. Any improvements made <br /> for the interim street which will be usable as part of the <br /> future public Amber Lane, in the determination of the City <br /> Engineer, shall be credited against the street improvement fee <br /> described above. <br /> <br /> c) The tentative Parcel Map shall show the proposed interim <br /> street improvements, including the adjoining Amber Lane private <br /> street and other adjoining area, for final review and approval <br /> by the City. The tentative Parcel Map shall also show the <br /> treatment proposed for Amber Lane reservation area southerly of <br /> the east-west private street, including improvements, <br /> landscaping, and allocation of maintenance responsibilities. <br /> <br />15. The applicant shall submit a street lighting plan for the <br /> private drive for review and approval of the Planning Director <br /> and City Engineer prior to issuance of building permits. <br /> Lighting shall be directed away from adjacent residences. <br /> <br />16. All utilities required to serve the residences shall be <br /> installed underground. <br /> <br />17. A final landscape plan and irrigation plan, including the <br /> addition of groundcover to the preliminary landscape plan, shall <br /> be submitted to and approved by Planning Division as part of the <br /> building permit plan set prior to issuance of an on-site permit. <br /> Said landscape plan shall be consistent with the approved <br /> landscape plan plus any conditions of approval, and shall be <br /> detailed in terms of species, location, size, quantities, and <br /> spacing. <br /> <br />18. All trees used in landscaping shall be a minimum of 15 gallons <br /> in size and all shrubs a minimum of 5 gallons, unless otherwise <br /> shown on the approved landscape plan. <br /> <br />19. Six inch vertical concrete curbs shall be installed between all <br /> paved and landscaped areas. <br /> <br /> <br />
