9. There shall be no second-story additions or the installation of <br /> any dormer or second-story windows along the south elevation of <br /> the homes built on Lots #1, #2, and #3. <br /> <br />10. Details of all retaining walls on site shall be shown on the <br /> tentative parcel map. In general, the wall along the southern <br /> property line shall match the existing wall in height and design <br /> and the wall along the western property line shall be designed <br /> to reflect the rural character of the area subject to the final <br /> approval by the Planning Director prior to recordation of the <br /> parcel map. <br /> <br />11. Specific design details for the V-ditch along Sycamore Road and <br /> Amber Lane shall be shown on the tentative parcel map for review <br /> and approval. Sycamore Road shall be a 12 foot (south side) <br /> travel lane and gravel shoulder per the North Sycamore Specific <br /> Plan requirements. The t~pical section shall be shown on the <br /> tentative Parcel Map. <br /> <br />12. Construction hours shall be pursuant to the City's Noise <br /> Ordinance. <br /> <br />13. The developer shall pay'its pro-rata share of the North Sycamore <br /> area-wide improvement costs pursuant to the requirements of the <br /> North Sycamore Specific Plan. In the event that the final <br /> details of these costs are not determined prior tothe time that <br /> the applicant wishes to record the parcel map, the City Engineer <br /> ~ay approve an estimate of cost for purposes of fulfilling this <br /> requirement. <br /> <br />14. a) The applicant shall offer for dedication one-half of the <br /> future Amber Lane right-of-way as shown on Exhibit "A". Upon <br /> filing of a Parcel Map, the applicant shall pay a fee to the <br /> City in an amount equal to the estimated cost of the street <br /> improvements for its one-half of the future Amber Lane as shown <br /> in the "Staff Recommended Amber Lane Confiquration" described in <br /> the September 23, 1992 staff report, including but not limited <br /> to curb, gutter, sidewalk, one-half the street width of <br /> pavement, drainage improvements, and underground utilities. <br /> Said funds shall be held by the City for future Amber Lane <br /> construction. <br /> <br /> <br />
