20. All landscaping shall be installed within six months of <br /> occupancy. The landscape architect shall certify in writing <br /> that the' landscaping has been installed in accordance with the <br /> approved landscape plans with respect to size, number, and <br /> species of plants and overall design concept. <br /> <br /> 21. This PUD shall be subject to the uses and site development <br /> standards contained within the North Sycamore rezoning action, <br /> RZ-92-3. <br /> <br /> 22. The developer shall pay any and all fees to which the property <br /> may be subject. <br /> <br /> 23. The developer shall prepare development standards for decks, <br /> patio covers, pools, and other accessory structures for review <br /> and approval by the Planning Director prior to approval of a <br /> final map. Said standards shall limit such structures in such a <br /> way as to ensure adequate open space in rear/side yards while <br /> allowing reasonable use of accessory structures. The PUD-MDR <br /> lots shall be generally based on the R-1-10,000 standards and <br /> the PUD-A lot shall be generally based on the A standard. <br /> <br /> 24. The applicant shall record reciprocal access and drainage <br /> easements over the on-site private driveway between all (future) <br />· parcels. <br /> <br /> 25. Approval of this PUD development plan shall not take effect <br /> until final completion of the annexation by the State Board of <br /> Equalization and County Assessor's Office. <br /> <br /> 26. The applicant shall provide automatic opening sectional roll-up <br /> garage doors throughout the project. <br /> <br /> 27. The applicant shall provide all buyers with copies of the <br /> project conditions of approval. <br /> <br /> 28. All cut and fill slopes shall be revegetated and stabilized as <br /> soon as possible after completion of grading, in no caselater <br /> than October 15. <br /> <br /> 29. At no time shall campers, trailers, motor homes, or any other <br /> vehicle be used as living or sleeping quarters on the <br /> construction site. All such vehicles shall be removed from the <br /> site at the end of each work day. <br /> <br /> 30. Final inspection by the Planning Department is required prior to <br /> occupancy. <br /> <br /> <br />
