EXHIBIT "B" <br /> Conditions of Xpproval <br /> PUD-92 -07 <br /> October 20, 1992 <br /> <br /> 1. Development shall be substantially as shown on the development <br /> plans, Exhibit "A", dated "Received September 2, 1992" on file <br /> with the Planning Department, except as modified by the <br /> following conditions. Minor changes to the plans may be allowed <br /> subject to the approval of the Planning Director if found to be <br /> in substantial conformance to the approved exhibits. <br /> <br /> 2. All applicable City building permits for the homes shall be <br /> obtained prior to the commencement of construction. <br /> <br /> 3. The detached garage on Lot #3 shall have a 5 foot setback from <br /> the western property line. <br /> <br /> 4. The automatic irrigation system shall be designed so that future <br /> homeowners can readily connect. rear yard irrigation circuits to <br /> the system. The automatic control shall be at least a 7 station <br /> controller and a low voltage line for each station shall be <br />.. supplied. <br /> <br /> 5. Additional contrasting siding and trim shall be provided for the <br /> home proposed for Lot #1. The colors for the homes on Lots #2, <br /> #3, and #4 shall be toned down. These changes shall be <br /> submitted to the Planning Director for review and approval prior <br /> to issuance of any building permits for the project. <br /> <br /> 6. The landscape pockets in the fence for Lot #4 along Sycamore <br /> Road and Amber Lane shall be removed and the fence straightened. <br /> The shrubs in these pockets shall be removed. The oak trees <br /> shall be placed outside the fence and additional trees shall be <br /> installed to create naturally appearing clusters. The clusters <br /> shall be coordinated with the existing walnut trees in an effort <br /> to save the existing trees to the greatest extent practical. <br /> This change shall be submitted to the Planning Director for <br /> review and approval prior to issuance of any building permits <br /> for the project. <br /> <br /> 7. The maximum height of the fence along Sycamore Road shall be 4 <br /> feet. The fence along the home can be reduced to 3 feet to <br /> differentiate the fencing for the home from the fencing for the <br /> pasture area. <br /> <br /> 8. The developer shall install all landscaping and fencing shown on <br /> the proposed plans. <br /> <br /> <br />
