Fire Department Requirements: <br /> <br />48. The developer shall meet all requirements of the Pleasanton Fire Code (Pleasanton Mu- <br /> nicipal Code, Chapter 20.24). <br /> <br />49. The developer shall keep the site free of fire hazards from the start of lumber construction <br /> until the final inspection. <br /> <br />50. Prior to any construction framing, the developer shall provide adequate fire protection fa- <br /> cilities, including, but not limited to surface roads, fire hydrants, and a water supply and <br /> water flow in conformance to the City's Fire Department Standards able to suppress a ma- <br /> jor fire. When alternate methods of fire protection are approved by the Fire Chief, this re- <br /> quirement may b.e waived or modified. Proposed alternative methods of fire protection <br /> shall be submitted in writing to the Fire Chief prior to any framing construction. Work on <br /> the alternative fire protection methods shall not begin until approved by the Fire Chief. <br /> <br />51. The Fire Chief and the City Engineer shall approve the number, type, and location of all <br /> public fire hydrants. The Fire Chief and the Director of Building Inspection shall approve <br /> the number, type, and location of all private fire hydrants. <br /> <br /> 52. All curbs located with a seven foot, six inch (7' 6") radius of a public fire hydrant shall be <br /> painted red, unless, modified by the Fire Chief. Blue street "hydrant markers" shall be in- <br /> stalled for all fire hydrants per City of Pleasanton Standard Specifications. <br /> <br /> Engineering Requirements: <br /> <br /> 53. All streets and motor courts except Dennis Drive and Garden Parkway shall be private <br /> streets and shall be maintained by the homeowner's association. <br /> <br /> 54. The private motor courts shall have individual water services to each dwelling unit and <br /> may have a common six inch (6") diameter sanitary main serving multiple dwelling units <br /> with individual sanitary sewer laterals, unless otherwise approved by the Building Official. <br /> There shall be a two (2) way cleanout on the sanitary sewer main located at the back of <br /> the PSE. <br /> <br /> 55. The foundations of all buildings located adjacent to utility lines shall be designed so that <br /> the structure's weight does not bear on these pipes, unless otherwise approved by the City <br /> engineer and Building Official. <br /> 56. The masonry wall and open fence facing Stoneridge Drive shall be located on private <br /> property and shall be maintained by this development's homeowners association <br /> <br /> PUD-91-11-1M January 21, 1997 <br /> Condiaons of Approval Page 8 <br /> <br /> <br />
