57. All public maintained sanitary sewers shall be interconnected unless otherwise approved by <br /> the City Engineer. <br /> <br />58. The typical street section shall be modified as follows: <br /> <br /> a. The street section shall include a Public Service Easement behind the sidewalk to at- <br /> low public utilities to be installed behind the sidewalk. The easement width may vary <br /> from five feet (5' 0") to eight feet (8' 0") depending upon building setbacks. <br /> <br /> b. The curb return radius shall be twenty-five feet (25' 0") from the face of curb, except <br /> at Stoneridge Drive which shall be thirty feet (30' 0"), unless otherwise approved by <br /> the City engineer. <br /> <br /> c. The width of Garden Parkway shall be increased to thirty-six feet (36' 0") curb to <br /> curb. The traffic island on Garden Parkway shall be privately maintained by the <br /> homeowner's association. <br /> <br /> These changes shall be shown on the tentative subdivision map for review and approval by <br /> the Planning Commission. <br /> <br /> 59. The typical street section for the private motor courts shall be modified as follows: <br /> <br /> a. The street section shall include rolled curbs. <br /> <br /> b. The developer shall demonstrate to the satisfaction of the City Engineer that vehicles <br /> entering or exiting the garages from the courts will not drag. <br /> <br /> c. The drainage shall be designed to prohibit flow from the court over the sidewalk. <br /> These changes shall be shown on the tentative subdivision map for review and approval by <br /> the Planning Commission. <br /> <br /> 60. The paving sections for the on-site parking and drive areas shall be designed on the basis <br /> of an R-Value test and a traffic index to carry the anticipated traffic loads. This design <br /> shall be subject to the approval of the Director of Building Inspection. The minimum pav- <br /> ing section shall be two inches (2") of asphalt concrete (A.C.) on a six inch (6") asphalt <br /> base (A.B.). The minimum A.C. pavement slope shall be one percent (1%). For pave- <br /> ment slopes less than 1%, the surface runoff shall be carded in a concrete gutter to an ac- <br /> ceptable point of discharge. The minimum slope for concrete gutter shall be 0. 5%. <br /> 61. The developer shall install street frontage improvements in the Stoneridge Drive right-of- <br /> way per Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of <br /> the City Engineer. These improvements may include, but are not necessarily limited to, <br /> <br /> PUD-91 -I 1-1M January 21, 1997 <br /> Conditions of Approval Page 9 <br /> <br /> <br />
