16. Any proposed outdoor lighting for the subject property, shall be of low intensity, less than <br /> a 70 watt point source. in order to minimize its visibility from the valley floor. Outdoor <br /> lighting shall also not glare onto adjacent properties. <br /> <br />17. All trees shall be kept a minimum of four feet from a property line where possible. <br /> <br />BUILDING AND ENGINEERING: <br /> <br />18. The applicant shall design a storm drainage system which directly ties into a City <br /> approved storm drain system. The applicant shall provide the design of this storm drain <br /> connection to the Planning Director and City Engineer for review and approval prior to <br /> the issuance of a building permit for this project. The design details shall include the <br /> complete storm drain system from the on-site inlets to its connection to a City approved <br /> storm drain system. Should the storm drain system cross private property, the applicant <br /> shall submit the applicable easement information to the satisfaction of the Planning <br /> Director showing their right to use said property for placement of the storm drain line. <br /> <br /> 19. The applicant shall submit a building survey ancb'or a record of survey and a site <br /> development plan in accordance with the provisions of Chapter 18.68 of the Municipal <br /> Code of the City of Pleasanton. These plans shall be approved by the Director of <br /> Building Inspection prior to the issuance of a building permit, and the site development <br /> plan shall include all required information to design and construct site, grading, paving, <br /> drainage, and utility improvements. Accurate driplines of existing trees shall also be <br /> shown on the plans. Specific items to be indicated on the site development plan <br /> necessary to construct the improvements are to be in accordance with the City of <br /> Pleasanton Private Development Design Guidelines adopted April 15, 1986. <br /> <br /> 20. Retaining walls shall be an earthtone color and shall be submitted for the review and <br /> approval by the Planning Director. Calculations signed by a registered civil engineer <br /> shall accompany the wall plans. <br /> <br /> 21. Prior to the issuance of a building permit, the applicants shall pay the applicable Zone 7 <br /> and City connection fees and water meter cost for any water meters. including irrigation <br /> meters. Additionally, the applicants shall pay any applicable Dublin-San Ramon Services <br /> District (DSRSD) sewer permit fee. <br /> <br /> 22. The applicant shall submit 3 full-size sets of construction plans (wet-stamped and signed). <br /> 2 sets of the necessary structural and Title 24 calculations, 2 copies of a site specific soils <br /> report. and the completed Building Permit Questionnaire to the Building Department, <br /> along with the necessary fees, to initiate the City's plan check process. <br /> <br /> Conditions of Approval PUD-96-12 Page 3 of 6 <br /> <br /> <br />
