8. Prior to building permit issuance. the applicant shall contact the applicable State and <br /> County agencies and provide them with an updated set of plans and shall submitted <br /> written approval from these agencies to the Planning Director that all requirements have <br /> been met. <br /> <br />9. All uses and standards for the property shall be that of the R-1-40,000 zoning district <br /> except that the minimum side yard setback shall be 20 feet and that the minimum rear <br /> yard setback for the garage structure shall be 25 feet. <br /> <br /> 10. All property line fencing shall be of an open wire mesh or corral fencing design. The <br /> maximum height shall be six feet. <br /> <br /> LANDSCAPING and ACCESSORY STRUCTURES: <br /> <br /> 11. Final landscape and irrigation plans shall be submitted for the review and approval by the <br /> Planning Director prior to the issuance of a building permit. The final landscape plan <br /> shall include the following items: <br /> <br /> a. All trees used in landscaping shall be a minimum of 15 gallons in size and all <br /> shrubs shall be a minimum of 5 gallons, unless otherwise shown on the approved <br /> landscape plan. <br /> <br /> 12. The irrigation plan shall utilize low-volume drip, bubbler, or other water conserving <br /> irrigation systems to the maximum extent possible, particularly in areas which are <br /> adjacent to off-site vegetation and open space areas. <br /> <br /> 13. All natural grassland areas to be retained within the development shall be mowed <br /> annually (or more frequently if directed to do so by the Fire Marshall) for fire <br /> management purposes. Groundcovers adjacent to these areas shall be irrigated in order to <br /> provide a "wet blanket"- effect for fire management purposes. <br /> <br /> 14. All landscaping shall be installed within nine month of occupancy. The applicant shall <br /> arrange a landscape site inspection with the Planning Department staff upon completion <br /> of the installation of the landscaping. <br /> <br /> 15. In the event that any additional accessory structures, including the landscape <br /> modifications, tennis courts, decks, or building additions are proposed to be constructed <br /> on the subject site, the owner of the property shall submit an application for the review <br /> and approval by the Planning Director. The Planning Director may refer the application <br /> to the Planning Commission or other applicable reviewing body if he/she deems it <br /> necessary. <br /> <br /> Conditions of Approval PUD-96-12 Page 2 of 6 <br /> <br /> <br />
