EXHIBIT "B" <br /> Conditions of Approval <br /> Case PUD-96-12 <br /> Mike Dominisse, 2500 Vineyard Avenue <br /> <br />PERMITS and APPROVALS: <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", <br /> dated "Received September 12, 1997" on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the plans may be allowed <br /> subject to the approval of the Planning Director if found to be in substantial conformance <br /> to the approved exhibits. <br /> <br />2. Prior to building permit issuance, the applicant shall enter into an agreement, approved in <br /> form by the City Attorney, for his pro rata share of the Vineyard Corridor infi'astructure <br /> improvements bene~tting his property, as determined by the City following completion of <br /> the Specific Plan. Said agreement shall be recorded and run with the land, and it shall <br /> establish the method and manner for the payment and/or reimbursements for all elements <br /> of the Vineyard Corridor infrastructure improvements. The agreement shall be further <br /> secured by cash or a bond in the amount of the Director of Public Work's estimate of the <br /> pro rata share of these infrastructure improvements. <br /> <br />3. The applicant shall obtain all building, encroachment, and other applicable City permits <br /> for the project prior to the commencement of construction. <br /> <br />4. The development plan approval for the home will lapse within one year from the effective <br /> date of this approval unless a building permit is issued and construction has commenced <br /> and is diligently pursued toward completion or a design review extension has been <br /> approved by the City. <br /> <br /> 5. Final inspection by the Planning Department is required prior to occupancy. <br /> <br /> 6. Prior to building permit issuance, the final details for the utility connections shall be <br /> submitted to the Chief Building Official and City Engineer for review and approval. <br /> <br /> 7. Prior to building permit issuance, all conditions contained within Mr. David Melendrez's <br /> (Closure and Remediation Branch, Permitting and Enforcement Division of the California <br /> Environmental Protection Agency) letter to Karen Moroz (Alameda County Department <br /> of Environmental Health), dated July 23, 1997 shall be followed and shown on the <br /> building permit plans. <br /> <br /> Conditions of Approval PUD-96-12 Page I of 6 <br /> <br /> <br />
