The only tree removals permitted shall be those <br /> outlined in the report prepared in April 1996. except that the trees along the northern side of <br /> Mohr Avenue identified to be preserved in the report of November l, 1996 shall be retained. <br /> The developer shall post a bond or other surety for the trees to be preserved prior to the <br /> commencement of grading in accordance with the requirements of the Pleasanton Municipal <br /> Code. The developer shall arrange for the horticultural consultant to conduct a field inspection <br /> prior to issuance of grading permits to ensure that all recommendations have been properly <br /> implemented. The consultant shall certify in writing that such recommendations have been <br /> followed prior to the issuance of a grading permit. <br /> <br />19. The developer shall provide root control bamer~ and four inch perforated pipes for street trees <br /> and trees in planting areas less than ten feet in width, a.s determined necessary by the Planning <br /> Director at the time of review of the final landscape plans. <br /> <br />20. The landscape design of the front and street side yard areas of the production homes shall be <br /> submitted for the review and approval by the Planning Director prior to the recordation of a <br /> final map for the project. All front and street side yard landscaping for the proposed homes <br /> shall be installed prior to the occupancy of the respective dwelling unit. <br /> <br />21. The developer shall provide guidelines for the installation of both open and solid fencing on <br /> the custom lots for the review and approval by the Planning Director prior to the recordation <br /> of a final map. <br /> <br /> 22. A final fence plan and design detail for the 6 ft. high good neighbor fence in the production <br /> home neighborhoods shall be submitted for the review and approval of the Planning Director <br /> prior to the recordation of the final map. This fence plan should include a minimum 5 f~. <br /> setback between the back edge of the sidewalk and the fence on all street side yards in <br /> Neighborhoods Four and Five. A minimum 10 ft. setback shall be provided between the back <br /> edge of the sidewalk and the fence on all street side yards in Neighborhoods Two and Three. <br /> <br /> 23. A masonry wall shall be constructed along the rear property line of the northernmost lots in <br /> Neighborhood Two, along the rear property line of the easternmost lots in Neighborhoods <br /> Two and Four, and along the lots in Neighborhoods Three and Five which have a shared rear <br /> lot line with the future Iron Horse Trail within the Alameda County Transportation Corridor. <br /> This wall shall match the other project soundwalls and shall be modified in design, a.s shall <br /> the other soundwalls, to utilize a masonry accent, such as brick or stone, in its design. The <br /> final design of these wails and the project entrance wails and signage shall be submitted for <br /> the review and approval by the Plannin~ Director prior to the recordation of a final map. <br /> <br /> pARK IMPROVEMENTS <br /> <br /> 24. The developer shall construct the proposed approximately 6.8 acre neighborhood park and 3 <br /> a~res of improvements to the Iron Horse Trail Corridor and receive credit against the in-lieu <br /> park fee~ required by City ordinance for the proposed residential units.
