Recreation Commission prior to the recordation of a final map. The developer shall include <br /> the offer of dedication of the neighborhood park on the final map. The improvements to the <br /> neighborhood park shall be satisfactorily completed prior to the City accepting the dedication <br /> of this park area. The maintenance of this neighborhood park and the improvements to the <br /> Iron Horse Trail Corridor shall be the responsibility of the City.. <br /> <br />25. The design of the iron Horse Trail Corridor shall include appropriate barriers to prohibit <br /> unauthorized vehicles from entering this trail area. The developer shall be responsible for <br /> obtaining the necessary easement from Alameda County and other applicable agencies to <br /> complete said trail improvements. <br /> <br />SOUNDWALLS/NOISE ATTENUATION <br /> <br /> 26. In the event that the proposed 5.5 acre parcel in the southeast comer of the site is acquired for <br /> the expansion of the City's facility, the developer shall be responsible for relocating the <br /> existing 8 ft. high soundwall or replacing it with a new wall designed similarly to the other <br /> project soundwalls. This soundwall shall be constructed on a 4 ft. high landscaped berm area. <br /> There shall be an emergency access provided to the City facility from the new project entry <br /> roadway on the west side of the facility. The final design and details for this soundwall and <br /> emergency access shall be submitted for the review and approval by the Planning Director <br /> prior to the recordation of the final map. <br /> <br /> 27. The developer shall adhere to the recommendations of the Noise Study for the project. <br /> Additional analysis shall be completed to determine the specific STC window ratings that <br /> would be needed in the second-floor windows of the homes in proximity to the City's <br /> Operation Service Center and Busch Road in order to reduce the sound in these indoor areas <br /> to an acceptable level as defined by the General Plan. Additionally, the design of these <br /> windows and the minimum 10 ft. high soundwall/berm along Busch Road shall be submitted <br /> for the review and approval of the Planning Director prior to the recordation of a final map. <br /> <br /> BUILDING DEPARTMENT REOUIREMENTS <br /> <br /> 28. All building and/or structural plans must comply with all codes and ordinances in effect <br /> before the Building Department will issue permits. <br /> <br /> 29. All dwelling units in the development shall be constructed to meet Title 24 state energy <br /> requirements. <br /> <br /> 30. The developer shall submit plot plans for each of the residential lots showing building <br /> setbacks and a topographic plan showing grading and drainage. Pad elevations. finish floor <br /> elevations. retaining walls. easements. and maximam height of the highest structure are to be <br /> indicated on the plan. All residential plot plans shall show compliance with Sections 2907(d) <br /> and 70012(d) of the Uniform Building Code. Building and situs plans are to be submitted to <br /> the Building De!=anment on computer disk in a format approved by the Chief Building <br /> Official. Digitized information shall be submitted before requesting a final inspection and <br /> <br /> <br />
