-fected lots shall be modified to allow development in the earliest year projectible <br />following the City's decision on the road's route. <br /> <br />Tentative/Final Subdivision Map Requirements: <br /> <br />26. <br /> <br />The current Livermore/Amador Valley Wastewater Management Authority <br />(LAVWMA) easement shall be dedicated in fee title to LAVWMA. This dedica- <br />tion shall be shown on the tentative map for City review and approval. <br /> <br />27. <br /> <br />Any proposed Phasing of this development shall be depicted on' the tentative tract <br />map and shall include narrative explaining the proposed phasing. Unless a phasing <br />plan for improvements is approved by the Planning Director, the project developer <br />shall complete all of the on-site improvements at one time (including all improve- <br />ments around future building pads). All remaining pad areas shall be seeded and <br />kept in a neat and weed-free manner at all times. <br /> <br />28. <br /> <br />There shall be no driveway access to Stoneridge Drive. With recordation of the fi- <br />nal map, the project developer shall abandon all access rights to the Stoneridge <br />Drive right-of-way. <br /> <br />29. <br /> <br />The project developer's geotechnical engineer shall demonstrate, to the satisfaction <br />of the City Engineer, that there is sufficient setback from the Kaiser Quarry along <br />the south side of the project. The project developer shall be responsible for a third <br />party peer review by the City-selected geotechnical engineer to review the find- <br />ings. <br /> <br />30. <br /> <br />The project developer shall reserve right-of-way along the entire north side of the <br />site direct adjoining the LAVWMA easement property, for the possible extension <br />of Stoneridge Drive easterly across the Kaiser property, with an open offer of dedi- <br />cation. The right-of-way shall be one-hundred-twenty-four feet (124' 0") in width. <br />If no decision is made by the City within three (3) years of the recordation of the <br />first final map to accept the right-of-way dedication and to construct this section of <br />Stoneridge Drive, the project developer would be able to develop this portion of <br />the site as shown on the development plan. If phased, this area of the development <br />plan shall be the last final map recorded and the last construction phase. If dedi- <br />cated, the project developer shall be reimbursed for the fair market value of the <br />land and construction costs reasonably incurred as specified by the Stoneridge <br />Drive Specific Plan, and shall not be entitled to any further reimbursements or <br />payments for any reason. <br /> <br />PUD-91-11-3M <br />Final Conditions of Approval <br /> <br />May 22, 1998 <br />Page 6 of 16 <br /> <br /> <br />
