Building and Site Design Requirements: <br /> <br />31. <br /> <br />The project developer shall provide automatic opening sectional roll-up garage <br />doors throughout the project. <br /> <br />32. <br /> <br />The project developer shall post address numerals on the building so as to be <br />plainly visible from all adjoining streets during both daylight and night time hours. <br /> <br />33. <br /> <br />The project developer Shall effectively screen from view all meters and air condi- <br />tioning equipment. Screening details shall be shown on the plans submitted for is- <br />suance of building permits, the adequacy of which shall be determined by the <br />Planning Director. All required screening shall be provided prior to occupancy. <br /> <br />34. <br /> <br />The approved building materials and colors shall be stated on the plans submitted <br />for issuance of building permits. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />35. <br /> <br />The project developer shall enter into an agreement with the City, approved by the <br />City Attorney, which guarantees that all front-yard landscaping and open space ar- <br />eas included in this project will be maintained at all times in a manner consistent <br />with the approved landscape plan for this development. Said agreement shall run <br />with the land for the duration of the existence of the structures located on the sub- <br /> <br />ject property. <br /> <br />36. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an on- <br />site permit. Said landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in terms of species, lo- <br />cation, size, quantities, and spacing. <br /> <br />37. <br /> <br />All trees used in landscaping be a minimum of fifteen (15) gallons in size and all <br />shrubs a minimum of five (5) gallons, unless otherwise shown on the approved <br />landscape plan. <br /> <br />38. <br /> <br />PUD-91-11-3M <br />Final Conditions of Approval <br /> <br />The project developer shall provide root control barriers and four inch (4") perfo- <br />rated pipes for street trees and trees in planting areas less than ten feet (10' 0") in <br />width, as determined to be necessary by the Planning Director at the time of re- <br />view of the final landscape plans. <br /> <br /> May 22, 1998 <br /> Page 7 of 16 <br /> <br /> <br />
